I can not say enough good things about my experience with Barb Johns as the broker of record on my recent practice sale. I first met Barb over 6 years ago when I contacted her to appraise my practice in anticipation of slowing down and eventually retiring. Our initial meeting was basically a conversation about everything from long term goals, timelines, expectations and philosophy of practice. I immediately knew that Barb was someone who has a wealth of knowledge and experience.The appraisal process went quickly and smoothly and I was pleased to see how thorough the procedure was. She went through everything with me including strong points and areas which could use improvement. This was the start of great professional relationship.I had approached a dental corporation and received what I thought was a fair offer. I was well on my way to selling in 2020 and then of course Covid happened. The original deal with the corporation was now in limbo and the uncertainty of the time made for a lot of sleepless nights. After reopening our office, the deal was supposed to take three months and turned out to be pushed off for over 9 months for various reasons. After re-examining the financials I called Barb again and asked for a re-evaluation. Needless to say her analysis indicated that I was leaving a lot of value on the table.I withdrew from the corporate deal and thought I would sell privately since many colleagues had indicated an interest in purchasing. Again, Barb's advice was sought and she indicated that market conditions meant that I should still be able glean more value from the sale.My concerns were the usual. The commission, the vetting of potential purchasers and going through the whole process again were all potential issues.The best decision I ever made, other than marrying my dear wife, was in following Barbs advice and listing with Tier Three. The results were fantastic. Not only was she able to get significantly more than the appraised value but she was also able to vet the prospective buyers to ensure a smooth and compatible sale. it been almost three months after the sale now and the transition has been exceptionally smooth. Barb was the guide through all of it. Her experience made the sale seamless and she was available throughout everything to act a sounding board and dispensing excellent advice from contracts, financing, legal and accounting help and continued to assist both the buyer and me in making the transition successful.I would encourage all prospective sellers to use the experience and expertise of Barb Johns if they are considering selling. We had the pleasure of having Barb Johns and Dr Anthony to help us sell our practice shortly after dental offices opened up post Covid. In fact we had two appraisals done: one by Tier 3 and one by a competitor. Barb was so thorough in gathering all the necessary reports and when her and Anthony presented to us our appraisal we couldn’t believe they spent two hours discussing how they would sell our practice! The competitor’s report was explained literally in 15 min. It was obvious that Barb and Anthony had done their homework and knew what they were doing. If it was not for Barb I’d be still looking for my dream practice! As it is, the journey of buying a practice is tedious & can be frustrating but Tier Three and Barb in particular has made this journey seamless. Even though they represented the seller they made sure they answered all our (buyer’s) questions. They are so organized, gave us a picture or a road map of what to expect during this process. As a mother of 2 small kids and a full time associateship, looking for a practice can be quite challenging. Barb just made it easier for me by being proactive and being so reachable when we had questions.I highly recommend Tier Three. And yes, their appraisals are also very accurate. They don’t try to oversell. What you see is what you get!
