Karen and Dennis sold a farm and three lots for me, and I couldn’t be more thrilled with the experience.The farm was a complex and involved sale, as, although it was situated in the blue mountains, there were many barns full of years of collected “stuff”, a commercial pig barn, and many other issues that seemed overwhelming at the time.Dennis and Karen helped me find and arrange someone to remove the old hay in the barns, obtained expert advise to help me deal with an effluent tank on the property, buyers for some items, and much more personal assistance. In short, they guided me through the many decisions that needed to be made through the entire involved cleanup process, as the property was neglected for many years. They also saved me quite a bit of money by advising where to spend money and time on repairs before the sale.To obtain top dollar for the property, Dennis and Karen obtained drone footage of the farm to highlight the view, and to encourage buyers to see it’s potential.Due to Dennis and Karen’s savvy marketing skills, there was a bidding war for the property. We obtained top dollar for it, above asking price, within a few weeks after listing, for a farm I thought might sit on the market for a couple years.This same real estate team sold three lots for me in Collingwood at the same time that received top dollar, again.I couldn’t be more pleased with Karen and Dennis as realtors. I had Dennis andKaren list our house last year..We wanted to list it at over 400,000.Dennis told me that there was no way our house would sell for over 400,00..With some reluctance they listed the house for 425,000.They did great work on pics and literature..but we had no offers..When the listing came to an endDennistried to convince us to lower our price under the 400,000 mark..We decided to sell our house ourselves.IT IS EASY TO DO....Between Kijiji and getting our home on MLS for less than 400.00..we received an offer in three weeks for 425,000..We saved over 20,000 in listing commissions and we proved Dennis wrong..Nice guy..but we believe as shown that nobody knows a house like the owner..I believe there is too much pressure from Agents to lower your asking price too soon..Don't ever be convinced that market comparables necessarily are entirely accurate..In our case ..we lost confidence in our Agents ..and went it alone..So glad we did..Would never use a Real Estate Agent again!!
