This is our first house in Edmonton.. Definitely too much to be expected.- During the sale of the house it was great, good customer service.The sales rep we were dealing with our house left and we had a new sales rep, it messed up our deal even more.- We got the house finally after delays. We like the layout. As we took possession, we had always had problems with our house. We did a lot of upgrade to our first dream home with Brookfield, but wasn't worth the money we put into it. In a months span we did have problems with our fixtures, lightings, carpets, wooden floor, wall paints in short everything.It's been only a year now, our vinyl floors on main level are so squeeky, carpets in the bedroom area are loose and squeeky too. Feels like in another year my dream home will be dreamt home... Let's not talk about our landscape and exterior.

Courtney was fabulous to deal with. All questions I had were answered in a timely manner, she was brutaly honest about the market and I trust her completely. By far the best sales associate I have ever come in contact with throughout my home search.

This is my first time building a home, and it had been absolutely horrendous. My husband has had the privilege of building 2 others, and even he is appalled. The sales team initially exceeded our expectations, and we were very excited to be choosing Brookfield. We found a home design we loved, and enjoyed choosing all the interior selections and upgrades. Our experience immediately went downhill once we started the building process, and has continued to be extremely unpleasant. There appears to be a complete lack of project management, as not a single deadline has been met since the build began. We were one of the first lots purchased on our street and will be one of the last to move in. Other builders began their builds almost 2 months after ours, and are complete, which makes it highly unbelievable when we hear excuse after excuse as to why we are experiencing constant delays. They have had zero accountability, and have not offered any solutions to rectify their errors in any way to keep us happy. Our initial move in date was the end of September/21, and now they can’t even promise us that we will be in by the end of the year. We have tried to call the construction manager numerous times and left multiple messages and he has not returned a single call. This has truly been the most disgraceful service I have ever experienced and I wish we had chosen Homes by Avi instead.

Sales experience was good, but the service after purchase is not good also the homes are built with cheap quality materials

If I can I will give the “BROOKFIELD” negetive star I WOULD !!As 1st time homeowners, we bought from Brookfield in the orchards thinking its a big developer and a big builder but its not true and there no such thing at-all. Our new house soil sunk all over the house and the driveway too within one year and when we reached out to them several times via email and requested to fix the issue but they did not care and keep sending the home papers and paragraphs in the reply and now they are saying not to fix it as the grading was done already , but on the other-side all of my other neighbours had the same issue of land settlement and they also came in to live at the same time as us and the other builders in the community they fixed the issues for their clients for free for my all the neighbours ( builders: homes by Avi and Excel home ) even though it was more then one year for all our neighbours and the grading was also finished for them just like us !!At the time of the down payment or at any other meeting before buying the house the representative were being so kind and helpful but after getting the money there is no responsibility of the builders at all. How come thats fair to new homeowners ????I have told all my friends and also in my whole community who were very impressed with my house model from Brookfield and were thing to buy from Brookfield not to purchase from Brookfield at all and go for the other good builders in the community which is “Avi “ and “ Excel ‘I will share with you all here that please do not be in the scam of the Brookfield instead buy the other builders in the community which is Avi and Excel as they go above and beyond for their clients all the time which we all personally see here and takes such good care and responsibility for their clients even in this kind of situations which wasn’t our fault at all. Take all the reviews in consideration before buying Brookfield.Please see all the attached pictures from my property. You can personally can come to my property and take a look before going ahead with Brookfield. I will give you a good tour.I am very very disappointed and very very upset new homeowners from the orchards community :(

We bought single family house(2270 sq.ft) on a day of possession (April 26,2023) few things from interior and exterior work was unfinished. After moving into house just after 2 weeks the hot water pipe got burst and our hallway, kitchen , dining, ceiling ,flooring , light fixtures ,some of the furniture got damaged. We tried to call on Brookfield emergency line and kept asking for help with accommodations and food for my family with a year old baby and puppy as we hardly knew the neighborhood. They sent the plumber after 4 hours and did not response anything else.the incident happened at 7:30 pm the plumber came at 11 pm(Saturday may 13,2023). we had no clue where to go what to do… luckily we got a help from neighbors and they provided us food and roof same night. The costumer coordinator and site manager came on Monday morning with no answers, they apologized for not responding us and they basically had no idea what Should be the immediate steps and response from their side. After that, we asked for a replacement of ceiling flooring and whatever got damaged with water as The house is under warranty and it was their mistake(human error). It’s just brand new home and we did not wanted anything damaged or compromised.. after spending a thousands of dollars and spending our everything , all savings for this dream house and it just got ruined. The Brookfield just denied to replace our ceiling, and recommended texture touch up and fixing.the person from their agency (Titan agency ) called my husband and tried to convince that we should not change the whole ceiling as it will take several weeks and inconvenience. They kept trying to convince us and continued working on their on way even after we kept asking for the replacement.Regarding the accommodation they are providing us expenses for primary residents that’s includes my husband , my self and my baby. My mother is living with us for 6 months( came from India on visitor) they denied to provide expenses for her and kept asking for her Permanent residency proof.they denied to pay for the damaged furniture and told us to claim on our own insurance company . Why would anyone do that when it’s clearly their fault !!!!!! We are 4 members and one puppy living in one hotel room for 3 weeks which is totally inconvenient. Do we even deserve this after spending a thousands of dollars and paying a mortgage for this house!!!???

I love the community, architecture and features and the ammenities around it. Specially all the walking trails and pathways and architecture. Went to see the builders in the sales village and that is a really nice concept where we can find all the info in one spot.
