I would give negative stars if I could.By far the worst person I have had in my home. John was hired to inspect my home by the buyer. I have numerous complaints against him.Here is a list of things the he did, the first ones are tedious but still are irritating especially since their card states we have been careful not to disturb any of your personal belongings".- Left the lights on downstairs

John was thorough, timely and affordable! Fantastic experience all around; highly recommend!

I have used John countless times to do inspections for my clients. He is prompt, kind, respectful and thorough. His reports are comprehensive and he is honest. He is my go to inspector. I have used him for my own inspections. He is a wealth of information and very helpful to my clients. Other reviews that say otherwise are skewed.

My wife and I hired him for a home inspection prior to purchase in 2018. Upon inspection he found only a few minor things wrong with our home. Ex: loose outlets, non GFI outlets, loose screws on attic pull down staircase etc. Basically only the items that take the least amount of effort and knowledge to find. I can honestly tell you that My wife and I have since found an endless list of things that were wrong with the home that should have been spotted by any decently knowledgeable inspector. A few examples: A leaking roof with rotten decking that was installed incorrectly by the previous homeowner, electrical that was ran incorrectly by previous owner, siding that was installed incorrectly by the previous home owner, a leaking shower that very visibly had black mold at the base.. had he only walked behind the shower, in the unfinished mechanical room to look, he would have easily spotted it. The list goes on and on. All of these problems have cost a substantial amount of money to fix within the first year of living in our new home. To this day we are still working on getting many of the issues corrected. Trust me when I tell you. Do NOT put your trust in this inspector. He clearly does not put in the effort that is required from someone you are putting your trust in to make a huge financial decision. Find someone who is actually qualified who takes pride in what they do and has your best interest in mind because this guy will leave you frustrated and poor for years to come.

We hired John Loomans of AmeriSpec to inspect a home we had made an offer on and I am so glad we did! John's experience and attention to detail helped save us a lot of money! We retracted our offer on that home because of his great inspection. We then hired him again the following week to inspect another home which we are excited to move forward on. His reports are detailed, professional and emailed out the same day. Communication is always smooth and timely. I would highly recommend John to anyone who is looking to find the right home!

We had a great experience! Mr. Loomans was very knowledgable, thorough and answered all of our questions. He adapted effortlessly to the pandemic social distancing conditions by going through the house, then calling us on FaceTime from the house to show us the things he was putting in the written report. Perfect!
