Never ever buy/rent apartment by Rancho! In September,i asked the front office how long I can use the over night parking. A young short ,skinny ,dark skin boy replied as long as I showed the pass I can park forever, there is no maximum limit. My friend visited me so he parked 10 days. They fined 200 dollars. How ridicules !!!!! Rancho just want money! Building is good, Rancho is the worst management company I have ever seen!!!update:logic is this building is using Rancho management! Stop fake fire alarm everyday!!!!

We have been living in this building for almost a year now (Since March 2020) and definitely moving out once our lease term is over. While many might like living in such buildings, we had horrible experiences. There are a few pros of this building like the location and cleanliness, but a lot of cons. Below are the disadvantages/inconveniences we faced most of the time here.1. False fire Alarms every month at horrible hours like 2am 3am. If you have kids sleeping, they will get up due to the annoying bell noise and cry cry cry. Which will definitely make you cry as well!2. Every few days one of the lift breaks down, due to which there is a long line waiting for lift which goes out of the building during office peak hours. We had to stand outside in the rain thrice!3. The security system to allow our visitors inside failed so many times due to which we had to come down from 30th floor to open the door.4. If you want a peaceful time here, its nearly impossible. There is always a construction going on nearby. First 7 months of our stay, a building was getting constructed in the opposite. Once that finished two other constructions have started behind our building. The noises start around 6-7am daily except for Sundays. (One peaceful day- if you are lucky the false alarm bell won't ring!)5. They have imposed a new fee called the move-out fee like move-in fee if we want to move out on a weekend. Ofcourse most people move in or out on weekends due to work and these management people are taking advantage of that as well. For our luck, all the amenities were closed during our whole year here like Gym, Sauna, Pool, Club house etc. So we have no experience about that. They took advantage of Covid situation and have kept it closed since March 2020 (For our health benefit")To conclude

Moved out after almost 5 years and thought I'd leave a quick review. Most of the negative and positive reviews are accurate in what they say.The elevators do constantly break down, we've had times where only 1 of the 3 works and it'd take 30-45 minutes just to get to your apartment. The stairs only allow access every 6 floors, so unless you live on one of them you aren't able to use them to go up (can go down though). The person who responds mentions this was due to a flood (which happened on my floor) but even after parts being replaced they do go down. I've been stuck myself for over an hour before. The concierge service, while handy for being package retrieval does provide someone who watches things like a hawk 24/7. It's evident that they are just trying to keep their jobs due to blame from the strata. It's easy to get frustrated with them (I know I have a lot) but I understand Rick and others are under orders from the people who employ them. The amenities are alright, the pool since it isn't heated is closed 6-7 months of the year, the rooftop area also closes for the winter and for bad weather, though in the summer expect to see people partying at both places. The pool is also shared between 2 (and I believe soon to be 3) buildings, making it extra crowded during hot days. I never used the media room, golf simulator or event room so can't comment too much on those. The location has it's pros and cons. It's walking distance from anything you'd need but it's also incredibly noisy due to proximity to the hospital and King George Blvd being a major route. Get used to sirens or get some ear plugs and you'll be fine. The views are also amazing from the rooftop in the summer.Parking around the building is incredibly restrictive. Most streets only offer 2 hour max, and while the building does have a visitor parking area it can't be used over night unless you put down a $250 cash deposit for the pass... Also the parking garage is unfinished for P4-P5 so get ready for a dusty car if you are assigned a spot so low.The building does have a good community of people. Most of the time you'll be commiserating how terrible the building itself is but it builds a bond.Overall with everything I think the building is worth a 3/5, and the location does a lot of heavy lifting for that score (something the elevators can't seem to do).

Nice apartments but expensive and terrible management. The building strata is making up new rules constantly with no notice, there are fire alarms at all hours, and the elevators are a nightmare. If you are looking for a place to live condos are probably not the best plan and this place is pretty bad.

Love the building but Rancho needs to be fired. Look at the condescending replies they give people on google. They totally act like a mom and pop shop. I am all up for rules and many things here are non sensical. Looking forward to small claims court to teach them a lesson and joining the council to convince the fellow members to get a real strata management company.

Nice building. Strata management is pretty useless. The 24/7 concierge is just a glorified amazon middleman. Any issues and you are told to call the strata who doesn't pick up or call back. Elevators are also a consistent problem. Have waited up to 30 minutes to get from the ground floor up to my apartment. Also they keep the stairwells locked. So even if you wanted to take the stairs up, you will just have to walk back down after being locked out, possibly 40+ stories up! Good times.

It’s a nice building but since I moved in since January 2021 the elevators have broken down 2 times so far. We are wondering if this breakdown is a monthly thing now? The queues and waiting times are long once this happens.Prompton charged us a good amount of moving in “admin” fee, higher for if you are moving on a weekend! The closet space doesn’t suffice even a single person. We had to get extra wardrobe.Entering into the parking lot requires you to extend your hand out twice! for the fob to work - once for the outer gate and one more time for the inner gate. Shorter hands need to get out of the car until they get used to maneuvering the car just close enough for the fob to work.Haven’t had a chance to use the amenities because of COVID-19.Fridge is too small. They have tried to make it look good by fitting it in aesthetically with the rest of the kitchen, but functionally it is too small.Plus points- there’s a 24 hr concierge and notifications for your incoming parcels.- it’s clean- large underground storage space- kitchen storage is good and it has a gas stove

I shall be starting my 5th year stay in this amazing place. Concierge staff especially Rick is great person. One off concierge staff in the past were not well behaved but I never seen them back , May be were removed but Rick since day 1 has been amazing. I do see some concerns around entering with cars raised by some reviewers, but I believe that’s for our own safety. If for any reason there is a security issue I am sure all of us would blame management. Few seconds of wait we all can afford. If frequent elevator issue (it started showing up more in past few months) can be resolved, I don’t see any other issue in this building at all.
