My room was the Earl - my room was spacious, clean, comfortable bed, a large sitting room and a private balcony which offered an outstanding view. The landscaping was specular. The staff was very obliging and did everything achievable to make my visit special. The breakfast was delicious and abundant. It is in good location which requires no driving with lots of activities in the area. A very special thanks to Pamela and Diane for a wonderful stay. Good luck in the future.

What kind of company is rude to a potential customer leaving a review. Your lack of customer service and total ignorance makes me very glad that we chose to look at ALL the negative reviews and stay somewhere else. Glad to see your place is for sale, and perhaps will be purchased by someone who cares about customers. Good luck.

The staff was great. The food superb.The freshly made scones and croissants over the top. Fun flavours of mimosas included at no charge. The location perfect. The suite all one could ever ask for! Will be back. I had a good laugh over one review complaining of everything. Some people are never happy. Laughed really hard. The staff were really nice and actually from there! Will be back.

One of the worst hotels I everstayed at. In June of 2016 we paid 500 dollars a night to stay in an old room that had sheets with holes in them. We came in late on the first night and they offered us a snack plate for dinner which had cheese and grapes.....after we ate the food i found out they charged us 100 dollars for it. I made the mistake of writing a negative review while I was staying there...the owner confronted me as I left and proceeded to yell and me and my wife in a very aggressive manor. All in all it was the worst hotel experience I have ever had.

We loved this B&B! It's completely charming from the staff to the decor to the gardens. It's beautifully appointed. The breakfast was delicious. It was pretty quiet as well. It's also well located, just a short walk to the waterfront and the shops.It seemed like the people who worked there were very passionate about the place.If we ever in Saint Andrews again, we'll be back!

This is a gem of a inn / B&B next door to a gem of a garden.Kingsbrae Arms is a wonderful, small, beautifully appointed inn. The rooms are spacious and the decor is lovely. It feels like you are staying in a luxurious manor house in England. Many of the rooms seem to have balconies overlooking the inn's lovely garden.Our room was on the ground floor, in the stables" and it opened onto the garden

Kingsbrae Arrms is a wonderful place to stay. Very quiet and peaceful and includes a delicious freshly made breakfast. Our room was in a separate building called the Cottage" which actually has multiple rooms. Just walk next door to the main historic house (mansion) for breakfast.Walk right next door to Kingsbrae Gardens

Vacations are opportunities to enjoy time off, indulge a little and rest. While Kingsbrae Inn’s image is one of a luxury experience, we discovered that it was significantly lacking. Both during our visit, but especially when we addressed our concerns. That took a horrendous and unnecessary turn.We stayed in the Main building, booking our visit based on all the descriptions on the website. Being an Inn, we have found those usually have more personalized service. The biggest issue we had was (albeit a beautiful spot) the staff there is mostly NOT present. Other than at breakfast and check in, we foud ourselves completely alone with no one available to address any needs, which were simple. It was a rainy day so we stayed in part of it and were completely alone. Though our room was nice, it had issues that were surprising for an Inn at the price and caliber. When we did want to get someone, we had no access. There was a bell on a desk that we rang and upon check in there were 2 hand written phone #s to call. Neither were answered. Much of what was described on the website to sound “special and luxurious” was far from it. When you read there is afternoon sherry service, this is actually a bottle of sherry in a decanter that is oxidized that sits in the same spot day and night…. Pastries in the afternoon are the same category. You are paying a premium and we couldn’t even get ice. There were only two staff members who were so meek and mild you were certain even a frown in their direction would cause them to break. So we left after our stay and tried to address our concerns after the fact. The manager, Diane, did not take any accountability for any concerns and all correspondence was accusatory towards us. (we are not high maintenance). Lastly, she ignored my emails without resolve. There is no way to find out who the owners are much less get in touch. We are appalled at our experience and hope to save someone the trouble. You pay a premium and get nothing but a roof over your head. Don’t get me started on breakfast which they say is high value and gourmet. My husband asked for over easy eggs which came out served with a crispy black brown exterior. When I sent a photo of that to the Manager she accused me of only photographing the “worst of it”... when its bacon and eggs, what else is there? Should neverve been served… but the Manager did not apologize, simply was angered we photographed it. There are so many nice places to stay for far less. These people DO NOT Care about guests. Hospitality is not their business. They want money. With doing the bare minimum. Don’t waste your money!!!
