I've lived here for almost 3 years and love the building. It's quiet and all maintenance work is done very quickly usually. The public areas of the building are clean and also very well maintained. It's in a great location, a short walk to Victoria Park, Covent Garden Market, lots of local restaurants and other businesses. Public transit is easily accessible. The building has some great amenities like the indoor salt water pool, indoor garage parking and en suit laundry.

If your thinking of renting in city place 11 because of the amenities like the gym/pool you will be very disappointed. It’s closed more than it’s open. Twice now after lockdowns, they haven’t reopened it because of leaks in the pool. Also what does that have to do with the gym being closed? This has been going on for over a year now! Also the elevators are slow and noisy, even though I was told they were inspected and were fine. It’s very disappointing when you rent a suite beside the elevators and you have to go to sleep with that noise. I’ve talked to someone else that has a suite at the end away from the elevators on the other side and they can even hear the elevators from there!!! Have been here now for 1 1/2 years and the location is great but if you have problems with things, I can’t say that either drewlo or our building managers are the most attentive. We pay good money for these suites and a good return would be appreciated!

We are in the 405 Waterloo/310 Dundas buildings and have had a disappointing experience. The number one complaint is with the elevators - there is always at least one broken down, usually 2 (of 3 total). We have a new baby and can't exactly be taking the stairs 20 floors. Many times I've waited 10-15 mins for an elevator while my newborn wailed because she needed to eat or get to bed. Then when an elevator does come, it's too packed to fit anyone else. We were told that DrewLo is too cheap to fix them properly, and this was coming from the repairmen.They also recently raised the rent by $100 with a smug, passive aggressive note about how they are exempt from the laws surrounding rent increases. It also clearly stated that they must provide 90 days' notice, but we had fewer than 60. Illegal and unacceptable. I hope they use the extra rent money to fix the elevators and do some repairs so we don't feel like we live in a very expensive slum! We will be moving out. Had enough.

In my opinion this is an overprice place to live - all the amenities are really old.... The cardio machines at the gym are making weird noises ... They don't keep a proper maintenance of the building amenities!

I live in one of the apartment of City Place-1. I asked to the building manager about parking slot for my apartment. Each building should have individual parking for individual apartment. When I went to the office, the building manager said that they don't have any available parking. I asked them for the waiting time and they simply said I don't know. I can't tell you anything. I will inform you when we have some space. This is not how the building management should respond. Why don't the building has individual parking slot per apartment.

We moved in this building last year and have loved every minute of it. The lights, sounds of downtown are wonderful, the building itself is very well kept and any issues we have are addressed right away. Have found our last home here.

Would not recommend. Definitely overpriced for what it is. You could get a much nicer place for cheaper.First day when I went up with the building manager, the apartment was not ready and they had to scramble to prepare it that day. Apartment was not cleaned before I got it.Like others have mentioned, there are people that wander into the building. Had an incident in which one man that did not live there followed me to the parking garage, and when I felt odd about the situation and randomly changed my path, he did follow me and tried to get on the elevator with me. Also had an incident where someone was banging on my door at 11 pm and screaming angrily for me to open it. They then tried to open the door on their own, but I had locked it.As others mentioned, the elevators are quite loud. In addition to being able to hear the loud mechanical sounds of the elevator while in my apartment, I can also hear conversations that people are having in the elevator. Furthermore, I have found that there are a lot of screaming children. I usually would not find the noises annoying, but combined with the other issues and given the amount of rent I pay, it is frustrating.Perhaps the worst part about this place is the secondhand smoke. Someone on my floor is a chainsmoker and their secondhand smoke drifts into my apartment constantly. The smell actually settled onto my clothes and furniture, and I can smell it on my clothing while I am outside. Despite me trying to block the smoke/smell, it gets through and it has made me physically ill. It has gotten to the point where I simply cannot stay in my apartment. I had to spend a lot of money staying in other places just so I can breathe fresh air. I complained several times to the building managers and offered ideas for potential solutions. They have ignored all of my suggestions and sometimes simply ignore my complaints, and when they do reply, they simply state that they “will investigate” but nothing gets done. Once they even told me that there is no smoke smell and what I was smelling was in fact air freshener from the hallway...I think I know the difference between cigarette smoke and air freshener. Wish they would adopt a smoke-free policy.If you are a smoker and none of the other issues would bother you, then it is probably an ok place. Would not recommend living here for non-smokers and those sensitive to smoke.

I have lived at 405 waterloo for 1 year (21st floor) and at 310 Dundas for 3 years (26th floor). At 310 Dundas I have lived in both 1 bedroom and 2 bedroom apartments. Here is a list of SOME of the issues that I have encountered:1- Elevators. Elevators are broken every week. For people that live on upper floors, every time one or more of the three elevators breaks down, the wait to get an elevator is at least 10 minutes. Besides the fact that I think the elevators are a hazard. These elevators have physically shut on me and my partner before had we not moved fast enough, I think it would have crushed us. This makes me think of all the kids and seniors in the building.2- Parking spaces. There is a shortage in parking in these buildings. There are cars parked directly in front of the doors that lead into the building. So if you have luggage, groceries, anything large really, you can’t get through. This is at multiple entryways the parking garage. The cars in the way I am sure get some amount of damage due to the narrow space. I wouldn’t want my car to be parked there, which it was for some time, and you pay $35-50 for that parking space, I asked to be moved to another spot. At the time I had my car by the door, I had a tenant with a disability complain to me about how she can’t access the door.3- Security. There have been cameras installed but still not enough security in this building.Incident#1: I walked out of my apartment and there was a person sleeping on the floor directly in front of the door of my apartment on the 26th floor. The main doors of the building take an extra 10-20 seconds to shut behind you, so it is very easy for someone to walk in after you.Incident #2: I had inappropriate things written and drawn on my car windshield. I have seen people walking around the garage looking in cars all hours of the day. My partner contacted head office about this issue.Incident #3: Our mailbox was broken into (the metal cover is warped so you can tell) and our mail was stolen. Superintendents were informed and they said “sorry we don’t have cameras in there”. The mailbox is still warped but locks at least.Incident #4: I lost count of how many times, I came home and found someone in my paid parking spot. The building superintendents never call for the cars to be removed like it says on the sign while entering the garage. Every time I call I am told to park in this other spot until the other person decides to leave my spot, instead of finding ways of removing the car so people learn and stop doing this.I see people sneak into the parking garage all the time and there is no mechanism to stop this from happening and there is no accountability.4- Alarm in unit. We reported the alarm in our unit three times now and it still beeps sometime at night, and yes for no reason. This is a safety issue, how are we to know if it is a real CO alarm or not?These are just some of the issues I had with city place 1, not all but some. The best part is, I just got a letter telling me rent is going up in July. What are we paying more for? Better elevators? Better security in the parking garage and the entire building? Upgraded entry way to the building?It is safe to say I will be out by the end of the year. My recommendation, if you want to live here don’t expect it to be trouble free.
