The apartments themselves are nice. Much is lacking in terms of security and follow up on maintenance unfortunately. Property managers keep changing every few months which makes it difficult to get help.

I previously lived here and loved it. After years living away my family was looking to move back. I called to ask what 2 bedroom unit was available as there was one listed on the website and it said to call for question. I found out that the old management that were friendly and nice no longer lives there and a rude man was currently working. He refused to answer my question and said to apply online. Great but I wasn’t looking to apply till I know what unit is available. He has to be the rudest person I have ever spoken with. No customer service skills at all

Not sure why people are so negative about the building and superintendents. I lived here twice in the past 7 years. 1.5 years on 8th floor and 4 years on the 11th floor. No ceiling leaking for me. I don’t have much problem with superintendents. I have good relationship with Tony. I had to move out because of work out of town. Will come back once I have a chance.

My experience was that any repairs or issues were responded to quickly. The apartment building is well kept and apartments are great. I was sorry that I had to move from there.

Have had leaks of rain water coming through the roof for at least 6 months any time it rains more than a sprinkle. Any effort on my part to let the building reps know has been met with rudeness or arguments from them, have tried placing calls in to the manager and at first had a promising response but ultimately nothing has come of it! There is a whole corner of my living room that I cannot use or place my items near for fear they will be damaged by the leak.I would advise against renting here, great location but really REALLY bad management.

This is, overall, a nice apartment building. Lived here 3+ years ago. There are some major issues, however, and I would caution the prospective renter.1) Parking is limited, as the landlord needs open spots for new renters. This means if you require more than 1 spot, you may wait a long time for one, or never get an additional spot at all. As downtown parking is at a premium, this can become highly problematic over time.2) Rent prices here have risen exponentially between tenants. The improvements to the units are really just stylistic updates, and do not justify this rent increase. We're not talking 10s of dollars, rent from when I lived there 3-4 years ago and this year was a $500 difference.3) Downtown Kitchener is noisy. Police tend to blare their sirens, even in the middle of the night, to turn on Weber. I was able to hear conversations occurring on ground level, across the street, through my window, on the 9th floor. Could hear tenants through the walls very often.4) Space is inefficient. The units have massive entry area that don't serve a practical purpose for living, eating up a lot of actual living space. Poor layout.5) Downtown kitchener comes with... issues. A lot of vagrants and oddballs, was personally chased multiple times by panhandlers and other sorts. The building can't help this, but it's something to keep in mind.Overall, would rent if the prices were still around where they were prior, but the current pricing model is just absurd for the quality of the building. For this price there are much nicer options in the Kitchener downtown core.

One star is such a high mark for them. The management is rude and unprofessional; they don’t care about the residents. The first day, when I wanted to sign my contract, they were so polite and helpful, but after that, every time I needed help and assistance, they were insulting and unresponsible; they don't have any active office in the building, and if you need any help, you have to go to the other building, and mostly they ignore your request. In addition, the building is so old and the maintenance process is an absolute pain.The prices of the units are high, and it is really not worth it; it is possible to find better units with much better prices in the KW area.

I’m currently a tenant of this building and have been for almost 2 years and I can assure you every aspect of dealing with the superintendent is extremely unpleasant.I hadn’t the above apartment leaking into mine which created a 3 foot mild patch on my ceiling. Even though I reported this immediately, it took 2 months for them to inspect and do anything about it.Any interaction is extremely unpleasant as they make it very clear you are an inconvenience to them.It is also quite disappointing that this building is rated so poorly on google and all of the reviews say the same thing yet homestead still hasn’t done anything about it.I’ve had many other issues but that alone should say enough. Look elsewhere, I am.

Disappointed. Place is in need of some significant repair. No furniture in the lobby and unsure why it’s gone. Things in our unit need repair but no response after two months of living here. Garbage and recycle room is consistently overflowing. No information about who the super is or how to contact. Had excellent experiences at other Homestead properties in other city. Place has so much potential but is not getting the financing or time it needs.

DO NOT rent here. I have had so much trouble, and the superintendents are very rude, in fact unreasonable.In 6 months I have had a flood and an illegal entry to my unit. (No it was not an emergency entry, but I had one of those too because of the flood! I'm on the tenth floor.) When I tried to approach my super about the illegal entry I was treated with outright hostility. I tried to call head office numerous times to make a complaint but none of my messages have been returned. The land holdings company is just as bad as it's supers. I might still start an investigation with the landlord and tenant board. They said I have a case.How can it get worse? HIDDEN FEES AND BAD DESIGN. Want visitors to park over night? $10. Want an additional parking spot? None available, and if there is, its $100 per month. First spot is $60 per month.Let me reiterate on top of all their lies they have the rudest land lady EVER. I have NEVER been treated so poorly by anyone in my life. If you're wondering why there's always units available, this is why. Once again, DO NOT RENT HERE!!! FAIR WARNING!!!
