Website is down and even their staff never knew this. My apartment was run by them and in the beginning they were friendly and helpful. When they told us that we had to make sure our rent was in by 9am on the first or face problems, things went down hill. Nobody was gonna be told to miss work just because rent wasn't in by 9am. We gave rent a few times late just to prove they can't do anything about it. Still my experience was ok most of the time

As a renter who works in the industry myself, I tend to give the Landlord the benefit of the doubt as I understand both sides of the Rental world. In this case, I can't give anything more than one star, which is still probably too high. Work orders go outstanding for months and the only way you get anywhere is if you constantly ask the Superintendent for updates. You can clearly tell nothing was done with your work order until you ask for an update, as all of a sudden there are dates of contractors showing up the next day yet no notice of Entry was sent to you before hand.I can only speak for where I live, which is pretty disappointing. The onsite staff are not monitored at all. You can see this from the condition of the property grounds. I guarantee you the Property Manager does not tour the property, as there is no way it would be left as it is. If the Property Manager did take the time to walk the property as they should, they would find a decaying dead squirrel that has been rotting in the parking lot for weeks, an abundance of garbage in the tree brush that is never cleaned up, and the garbage behind the Waste Management bins that has been sitting there since Spring. But the Property Manager doesn't see this, because they never check the property. In speaking with other tenants, contacting the Property Manager doesn't help as she makes it appoint to make you feel like you are wasting her valuable time should you call her.Given their tenants have to wait months for necessary repairs (leaks, rotting cabinets, broken windows) and the grounds are never tended to other than what the Landscaper does, and the Property Manager treats you like you are a third class citizen, I can't help but to conclude that Dubrick does not care about their tenants or their properties.One thing you are guaranteed without a doubt, a rent increase each year, they are very diligent on that.

This is the worst property management company. Do not rent from them. Here are my reasons why. I lived in Kitchener Ontario and here is my experience with Dubrick Property Management- Kitchener Waterloo. I dealt with Pam mostly. Pam made me feel beneath her, and as though I was an annoyance to her. I really disliked dealing with her. She was rude and her emails would be in caps lock with explanation marks like she was yelling at me?! Not very professional and gave me anxiety thinking about having to message her.My boyfriend and I never missed a rent payment in the 3 years we rented from Dubrick. We are both young professionals who have good jobs and take pride in our home.We rented from them for 3 years. When we moved in we weren't told about the ongoing rat problem that they had been having in that house prior to moving in. Within no time we heard and seen rats and found multiple droppings in our home. Also, the day of move in the backyard grass was so long you could barely get through it. It took us hours to cut it down. No wonder there were Rats. Upon move in the carpets and all windows and doors were in very bad shape. They were all rotting. Some didn't have screens and didn't close properly and closet doors were in the basement and off the hinges. They had a renter there previously who owned multiple dogs. The carpets smelt bad and were torn up. They said they would replace the carpets in ever we felt we needed and 2 years later when we asked they refused. They listed the house as gas heating, when I moved in it was electric. Our bills were an extra $700 month in heat. It took them 6 months or more to switch this over which included living in a renovation which was not fun.A few months later when spring came we had bees living in our walls. They were flying around our basement to the point where it was dangerous for us to allow our pets down there or do our laundry. We were told to take care of it ourselves. We had black mold in our bathroom that they again, never responded to.In January 2019 we noticed their sump pump was spitting water out our front lawn and onto the sidewalk, pooling at the base of our driveway. There was so much ice build up from the sump pump that we couldn't maintain our driveway or sidewalk. I notified them immediately with an email, photos and videos and they neglected to take care of the problem. Eventually the City of Kitchener came with heavy machinery to clean it up, and sent the bill to Dubrick Property Management. Dubrick Property Management pinned the bill on us and threatened us that we must pay it. this was a $700 bill..not in our name and not our responsibility. This was a structural issue with the location and improper discharge of the sump pump.Months later when I was about to get my yearly rent increase i asked for them to come do some fixings we needed. Afterall, we had been there 3 years and they had done nothing for us besides threaten us and neglect us. I asked for them to fix the black mold, fix my front doorknob that fell off, mount some doors that had been off the hinges since we moved in and fix some windows. They refused to respond.Upon move out we emptied all belongings and cleaned the house. It was in just as good as shape as when I moved in. They then sent me a bill for not locking the windows (they were alll broken!!!!) And not removing the garbage from the curb. (Obviously we took it to the curb for a reason,,, to be picked up.). They want over $850 for the windows and for the garbage at the curb.I have sent a T6 form through to the Landlord Tenant Board and plan to ignore and neglect them the same way they did to us. They don't care about their units so why should we? Stay away from Dubrick Property Management especially the kitchener location. The only time you hear from them is when they want your money.UPDATE: I moved out at 7 months pregnant and into my new home, I had just had my baby and the pandemic just started. Life was scary. It was then that I received a call that the $1600 was going to collections if I didn't pay. They unfairly won.

I am a current renter in one of their units. It's an older unit which is fine, things are gonna need repair. Every time I called with a problem my property manager Pam would act like I was wasting her time or inventing things. They also do not offer direct deposits like all the other landlords I have dealt with the last ten years. I find dealing with checks to be inconvenient, I normally pay my rent a week early, as soon as I have my check.1. My front steps had a big chip that slanted downwards, no railing, my side steps where three cement blocks completely unsecured, wobbly and dangerous. They told me upon moving in it would be fixed that month. 4 months later when I almost fell for the fourth time they finally fixed it. I had to get upset with them as winter was coming and I did not want to get hurt.2. No alarms or Carbon monoxicide detectors for 7 months.3. No working front porch or basement lights for 9 months. I had to use my Christmas lights to see on my front stairs at night and could only do laundry during the day as doing laundry with a flashlight did not work out too good.4. Cupboard is falling off in the kitchen, they have not fixed that since I moved in. Told them several times. They just told me to take off the door. Nice eh?5. Hood above my stove almost caught fire, took 2 weeks to fix. That one I am ok with6. My front door knob fell off :/ the repair was done the next day, but get this. They could said they could not fix it. There is a door knob there that does not work. When they installed a deadbolt they installed it 2 feet from the top of the door. I am 5 foot 2, it was above my head and clearly unsecure. If someone kicked the bottom of the door it would open. When I called and let them to let them know this does not suit, Pam again tried to turn it around on me just complaining about nothing. They fixed it the next day. Not pretty, but matches the rest of the half ass repairs they do here. My door can only shut now with a deadbolt.7. There was a live wire in our basement wall just hanging there, they had to rip out half the wall to make it safe. One of the reasons I liked the unit was the finished room in the basement. They would not repair the wall or reimburse us to repair it as Pam put, it's just the basement. I was hoping to make it into an art studio. Made me sad as they do not care about their units so why should we.8. The new neighbours. This I cannot really out on them, but my walls are thin. We can hear everything. This family that moved in is loud. Not music or parties or anything like that. They yell at each other constantly. They also drop the f bomb several times a day. I have an autistic son, I do not like them hearing that. I let Pam know. She had me write an email to complain. But that's where it ended. It's difficult living with all the negativity I hear through my walls. I am a positive and easy going person, I try to ignore it. The only thing I can really do is call the cops. Which I have done 3 times now when they get out of hand.9. Back fence is falling apart rotting wires, the trees in the back need trimming to. There currently is a branch hanging on the phone wires. This will snap eventually. It's been like that since we moved in.10. The bathroom ceiling is yellow and gross! They painted when we first moved in. It's bled through, quite unsightly. The bathroom cabinet under the sink is rotting as well. We can't close the door either. Tub is also rusted. Nothing serious just not pleasant to look at and I make my bathroom my oasis. I love baths but I won't bathe in that rusty old tub.I am on a waiting list to move to an apartment with mangement who take their tenants seriously and also take pride in their units. These ppl are slum lords and will do anything to avoid fixing things in the units. Pam is difficult to deal with, she acts like you are beneath her, everything you say is wrong and makes you feel bad in general. The stress of having to deal with her makes living in these units unpleasent in general. DO NOT RENT FROM THESE PPL!!!!

My buildings where pure rock n roll .never flipped the no vacancy sign over.staff I worked with where some of the funniest .cheap affordable rentals and pending where you rent ,great locations .get what you pay for or can afford.

My air unit has been broken in my apartment for 2 months. Not only has this property manager wasted weeks of time trying to save a few bucks, but is also extremely unreliable in terms of returning emails or phone calls to either my landlord or myself. They are not proactive or diligent in their responsibilities at all, which include chasing down the building owners to fund expensive repairs like mine. If you are looking at apartments and find out this company manages it, LOOK ELSEWHERE.

Highly unprofessional service first they ask me to submit the application for apartment and take advance 1 month rent and then all of sudden don't process my application and give me vague reply that they process somebody else application. At least if you take money process the application and give valid answers. Renter's look other way don't trust them at all.

If you want to be treated like a lowlife piece of garbage, rent from this company. They will take any advantage over you their greasy mits can grasp hold of. They don't follow the law until you press for it, even then, you better have someone to back you up. Especially if you are: 1) single, 2) female, 3) young, 4) you want what you are entitled to as a renter. If you are foolish enough or just plain desperate enough that you have to rent from this company, don't expect to be treated with dignity or respect. That is only a facade that lasts until you ink your lease and pay your deposit(s). They allow prostitution and drug rings, so if that's your biz, shack up with Scumrick! You'll have no issues :-)

I am thinking of taking them to court. Just getting all my legal advice together . They have been reported to - Canadian BBB - Better Business Bureau. They tell you you have an apartment take your money and keep it and give the place to someone else ! No one seems to know what is going on . DO NOT RENT FROM THIS COMPANY OR GIVE THEM A PROPERTY TO RENT . I had somehow thought when you rent through a company the service would be better ! Dreadful company and the staff .
