The tenant I had back to Oct 1, 2013 was a real professional one, not only she found various excuses not to pay the rent, but ignored my request for taking back the rental unit for our own use.Initially, I politely sent her email in July 2015 to ask if she could please vacate the house before Sep 30 2015 and pay the arrears, and I also attempted to pay her $1,000 to leave. Things did not go as what I expected since the tenant did not response at all to the email， text message, and phone.Frustrated to deal with such a professional tenant, I turned to my real estate agent for help and who immediately introduced me his long term advisor, a licensed paralegal, Mr. Nadeem Akhtar, of Affordable Legal. From the first meeting with Nadeem on Sep 9 2015, I concluded that he was a very experienced, decisive, organized person with great patient to listen to my story and details. Without any hesitation, I signed “Client Retainer Agreement” with Nadeem right away.Nadeem’s strategy was very clear and simple:Firstly, obtain LBT’s eviction order to get back the property, and secondly, to chase the rent she owed.Basing on my previous N12 serves on July 28, Aug 11 and Sep 1, 2015, Nadeem took quick action to help file L1 Application to the LTB. Shortly we got notice from LTB for a hearing on Sep 25.Nadeem suggested my real estate agent be on the site as a witness, and called a meeting with three of us at previous night to review all documents, facts and strategy we were going to use in next day’s hearing. On the hearing day, Nadeem demonstrated excellent communication skills and tactics to debate with the tenant and her legal advisor over the LTB with concrete evidences, sufficient facts and persuasive information. Without any doubt, we won the case. On Oct 6, we received the eviction Order from the Board for the tenant to vacate the house on Oct 30. However the tenant did not comply with the Order and continue to occupy the rental unit (of course held the payment as well). As I was absent from the country after the hearing, Nadeem took the initiative to process the case with the Sheriff office and finally evict her on Dec 2, 2015. The time we spent from filing N12 until her leave was over 4 months.While waiting for the Sheriff to come on eviction day, Nadeem helped to file L1 to LTB to collect the rent. The hearing was held on November 20, 2015, again with Nadeem’s great effort, we won the case and the LTB ordered the tenant to pay $9,567 rent owed.With LTB’s order, Nadeem took action once more to file application to Regional Courthouse to obtain a Notice of Garnishment in Feb 2016 and had payment commenced on March 3, 2016 and finished on Feb 2, 2017.Thanks Nadeem for his tirelessness hard work, his rich experiences and professionalism, and most importantly his persistence and patience helped considerably to our success.
