We have a premium apt here in 3255 Watt Rd - love the location across the road from the beach and in the heart of Pandosy Village. Our experience with Steve the manager is nothing but positive - he has been very helpful when we first rented sight unseen from across the country . Our experience since we moved here is that whenever we need something done he comes. Steve had gone out of his way in exceeding our expectations on numerous issues. We feel very fortunate to be here.

I have lived here since 2015. There has been many improvements to the building and management respectively. This is a good place to live if you are a young professional and would like to have a solid foundation before purchasing a new home.

As mentioned in another review, DO NOT MOVE HERE!This complex is family owned and not professionally managed in any way!We would leave in a heartbeat, but the vacancy rate in Kelowna is very low and it’s almost impossible to find another place to live.THE GOOD - the only good thing this complex has going for it is its’ location near the lake and beautifully landscaped gardens, compliments of an elderly gentleman. The swimming pool, gym, and hot tub have been closed for a year now due to Covid, no word of when they will re-open or any rent rebates given for the lack of use of these facilities.THE BAD - Only 1 washer and 1 dryer for each floor of 16 apartments, so good luck doing your laundry, even at random times in the day. On top of that, the machines are coin-operated and inefficient. The washer on our floor caresses whatever is inside and stains are not removed. It is not uncommon to run your laundry through 2 or 3 dryer cycles, only to remove them still WET. Most tenants on our floor just hang dry their laundry in their apartment, a big waste of time and money and completely unacceptable in the 21st century. Notes left by tenants on machines that are out of order are just removed and the issue is not dealt with.- The building is advertised as non-smoking, but the common hallway on our floor constantly reeks of cigarettes and marijuana. Not a healthy environment, especially if you have children.- Although there is visitor parking, overnight parking is not allowed, and your car will be towed at your expense, even if you are a tenant here. Also, prepare to be woken up in the middle of the night by the heavy clinking of chains as the tow truck does its’ business. We personally have been woken up many times at 2am and at 4am during the work week.- As mentioned in another review, nothing gets done here. Repairs can take months, sometimes even years, to complete, unless you suffer from an emergency such as sewer backup or water damage from leaks in the ceiling (actual occurrences here).- Incompetent and unfriendly office staff. As mentioned in another review, prepare to be ignored as you try to pay your rent, while the staff sips coffee and continues their personal conversations.- The elevator in our building stops in between floors and we have been stuck in it several times.- Paper thin walls in between apartments. We can hear everything from the plumbing every time our neighbors flush their toilet or take a shower, telephone conversations that begin as early as 6am and continue past midnight, to loud sex noises.- The windows in our building are old and drafty. As a result, our heating bills are huge. Even just boiling an egg produces so much condensation that our windows fog up completely.THE UGLY - aggressive building manager named Steve (sour face and apparent attitude mentioned in another review)Below are some actual quotes from tenants after dealing with him:“ Zero customer service skills”“Does not like his authority questioned”“Drunk on the power given to him by the owners”If you are still considering living here after reading this review and other past reviews, we STRONGLY encourage you to visit and have a friendly conversation with any tenant on the street. It is the only way you will have a tenants’ uncensored opinion, since a “cancel culture” seems to be the name of the game here.

Loved living here! Steve is great! He has a lot to do so sometimes it takes a while for him to get to your property, but he will get to it. The gardens are beautiful and the pool is always clean. Short walk to the beach and shopping.

My hubby and i rented from this place. It would have been great if not for their manager Steve.He refused to help us with issues that were out of our control. Was extremely unprofessional, condescending and even aggressive one time.If he's not there anymore it might be decently good.Also no you won't find my maiden name in database.

Pros:-The landscaping is lovely, they have won awards for it in the past. Well done.-The people that live here make it a community. Plenty of friendly faces.-Affordable rent in an unbeatable location.- They decorate for Christmas, it's really cute- I like the fountain(s) and creek alsoCons:- Distinct shortage of parking. Street parking fills up fast as well, never mind in the middle of summer when you live so close to gyro.- Some shady tenants. I had my car broken into multiple times, once by a homeless man that snuck under the door, other times by people living in the building. It happens frequently, don't think you'll be an exception.- Aggressive property manager. I had asked the property manager to make a phone call to the nice lady that parks next to me, she had parked way too close. I was crawling in/out of the passenger side for a week or so resulting in a broken rearview mirror. I would have spoken to her myself but the office employees wouldn't give me her information, and told me to speak with the property manager. After speaking with him the first time I figured it would have been handled, it takes 30 seconds to make a phone call. So when I followed up 6 hours later and it wasn't done I wasn't overly impressed. I asked him in person if he could make the call now, and he immediately got aggressive. Swearing, yelling, threatening to take my parking spot from me (parking is atrocious here, I can't stress that enough), the whole works. He got 3 inches from my face half way through, was 80% sure we were going to fight to be honest. In the time it took him to carry on like that he for sure could have made the phone call. We applied here with good credit. Manager made up a reason as to why we were declined. I spent money investigating this reason and it was false. All I asked for was the truth. Three emails to management with no response. I'm yet to return there to follow up. Manager is slightly sour faced with immediate apparent attitude. God help anyone who asks for support who resides here, prepare to be ignored. Highly recommended City Homes, property manager there genuinely cares about their buildings and residents.

Love living at the palisades! Don’t listen to the negative reviews, some people will find a way to complain about anything. Steve is great and manages the property with professionalism. The location can’t be beat, and is steps to everything you need. Units are spacious, and mine was very well cleaned when I took occupancy. Highly recommend.
