Sam has a lot of knowledge about homes and makes sure you know what you’re buying. We walked away from a potential disaster due to his attention to detail and bought another. Professional, detailed and timely. Not much else you can ask for! Will be using Sam for future inspections!

Sam is a nice dude who knows his stuff and doesn't mess around. He walked me through the inspection, took me up onto the roof to explain possible issues, and gave all kinds of good maintenance advice. His report was super thorough, well worth it.

Sam Lorefice is incredible. He understands homes inside and out. He has a property or two himself so he has lived the horror stories.Great guy and incredible building inspector!

If I could give a negative star I would. As first-time homebuyers we put a lot of faith and trust in quality inspectors and real estate agents. With how hot the market was, I think that quality was cast aside.Sam missed long-term water damage in our basement and didn't include anything into the report. We took his word and bought the house.Fast forward a few weeks later, we get a good dump of rain and noticed water leaking through. We had a few contractors come by and they all said that the damage was long-term and easily should have been picked up by the report.I called Sam after and he shrugged it off, saying you guys shouldn't of bought that property".Luckily we love the house and can afford the repair but it made a real impression on us

Absolutely the best! And with his years of experience, there is a very good chance that he has inspected the house you are buying at least once or more over the years! I have known Sam for over 20 years and without any hesitation I do and have confidently and happily recommended him to all of my clients over the years. More importantly, my clients love his detailed work, his always up to date industry knowledge, his expertise and his clear, honest and concise communication style. He's a straight shooter, doesn't candy coat his findings and tells and reports it as it is so that home buyers can make a fully informed decision. I have used Safeguard Home Inspections for many years and have referred him to many of my clients. Sam has a way of explaining the homes details and how to maintain the specific property in a way that is simple for the buyers to understand. He is very detailed in his inspections insuring the buyers are protected both, in terms of safety, and in terms of resale value. He is very good with clients and makes them feel important and comfortable with the inspection process. This is easy for Sam because he really does care about his clients. He is a very good home inspector, I would recommend to anyone.

Sam was thorough and professional while walking us through the inspection, and discussed potential issues onsite during and after the inspection. The report was thorough and included photographs of problem areas.

Much of the report from this company was inaccurate when checked against code or confirmed with contractors. Basic lack of knowledge of code requirements, especially with woodstove installation and foam insulation. The inspector was clearly working with a buyer to leverage a better deal, but much of the report was wrong or exaggerated. I would not recommend this company.

Sam was fantastic, very thorough inspection and detailed report. Doesn't waste time, but is very friendly and willing to walk you through any part of the inspection and answer questions as he goes. Also a great resource after the fact, willing to take a call and answer any questions you have after the inspection.Sam will be our go to guy for any future inspections and I would recommended him to anyone.

Inspector was incredibly abrasive and dismissive. His demeanor was aggressive, argumentative, defensive and uncooperative. It seemed as if he did not want to actually do the work required. He accused me of threating him because I told him that I'm not the person that you want to talk to like that." as I am the type of person to give very good references for good work and accordingly very poor reviews when someone deserves it. He actually threw his ladder in his truck like a child taking their toys and leaving and proceeded to peel out of the driveway like a maniac leaving me with no inspector while here for a short house hunting trip. As well he embarrassed himself in front of two other inspectors and my friend who couldn't believe what he was hearing.I will say that Zdenko Juric
