Beverly Hills Apartments

We live here from Aug 2021. And construction started in September 2021. There is more than one year that this building is under construction everyday from 7am to 7pm!! lots of voice and dust... it is awful!Also hallways and elevators are dirty.no renovation of common areas for many years. No parking spots in near streets is available during the nights and you cannot park more than 12 hours, otherwise you will receive a ticket!( we have received three tickets, 140 CAD till now)We asked for parking last year and they said we should wait 2 more years! even they didn't accept to give us the key of parking. During the construction we have to carry out our purchasing cart for a long way by hand because front door is not open for cars and we are not allowed to have parking door temporarily!I do not recommend this building. There are other buildings from this company and others in Hamilton that definitely are better. We will move soon.

The lady who works at the management office is super rude and disrespectful. She always has an attitude with any questions I asked her about the building. Just don’t bother to come. Find another place.

I agree to some of the views here but not all. Yes management seems to be rude they need to change they should listen properly to tenants kindly and resolve things. My only concern here is that construction never ends here seems like Beverly Hills have hired Handymen" from Kijiji and not a construction company. If this was a proper lic company they would have displayed time frame for this construction project that is when will this be completed it is open ended project. Every day they put notices in hallways for front gate closure for one day two days then another date another date. Seems like the Kijiji Handymen Construction Co. themselves did not know what are they constructing. The front construction is horrible no one know what the heck are they doing. Another joke this Kijiji Handymen co. doing is that when I looked at the indoor parking it is still the same same leakage dirty look for more than a year under Handymen unending construction. Half of the indoor parking is closed and we never know what is going on inside I am sure nothing. There is no proper ventilation to outside as per construction policy air must be ventilated outside and only one Elevator or Staircase should be designated for workers these Kijiji Handymen should not allowed to roam around the building using all elevators with tenants. I am surprised what the heck that Efforts Trust is up to why don't they send inspector and check this Kijiji Handymen Co. for work progress and completion and to make sure they follow construction safety policy procedures. We initially thought Effort Trust is going to renovate the entire indoor parking but its not. Also remember the problem is not Beverly Hills Apt management but main problem is its parent co The Effort Trust should be held responsible. Who owns Effort Trust he must be a very rich man getting a lot of money out of pockets of tenants for no better services at these apartments. Every year they are raising rents we could mortgage for the rent of 3 bedrooms here and no proper storage areas. "Effort Trust Owner" plz make a move take action on these complaints and performance improvement issues. When I see Effort Trust apartments it reminds me Hamilton city roads and streets condition like Aberdeen Road and bad condition of Carling St behind Beverly Hills Apt. Even if you go to South America or Africa they have better roads and streets."

Too noisy here. The whole building is under construction, you have to stand the noise more than 70 decibels from Monday to Friday 8am to 5pm, it will last until 2024!!Also, you have to stand living with cockroach, the awful odor of weeds, kid’s scream……

Currently living in this building I do not recommend it, serious problem with lady bugs cockroaches etc. My friend lives on the lower floors and sometimes his family feels in danger because they’re is some homeless people/ druggies who come and sit on the staircase or in the lobby and most of the time they sleep or just creep people out. Construction is getting better it’s becoming quieter but if you can I would not recommend here unless it’s a must because the building in general is just old. Also after some time the washroom ceilings become sometime or moisty and yellow things start appearing and it happens every once in awhile.

The best location for living next to McMaster, but awful management. They are rude and refuse to help. Also, intentionally put you in challenging situations based on law!!!! If I were you, I wouldn't consider living on level 14 as you will be having constant shouting of neighbours' kids in the hallway. This is actually the reason I'm moving out. And lastly, the building is infested with cockroaches. Spraying doesn't help, and you should be okay to live with them (After 3 rounds of spraying, I gave up)

I’ll be pointing myself out to my fellow tenants by saying i’ve been living here for several years. It’s been great living here so far. Through my time in Hamilton i’ve left this building to live else where as life changes but i have always found myself back here.The building is huge and of course that comes with its issues but the benefits still outweigh its negative points. Knowing the building’s history, more or less, there used to be many amenities available back when but now it only offers onsite laundry room, an outside pool, storage lockers, bicycle storage, underground parking, recycles. My favourite part is there is no mail boxes so mail/parcels come to your door (for the most part). The main problem i can think of right away is parking, there isnt enough.The area is great, everything is close by. There is food shops on both ends, one being a block away and another crossing the bridge. Bus stops on both sides as well, one on Main going east and another on King going west. And then you go Westdale and all its restaurants. All these places just walking distance.

Do not rent from this apartment. The property managers wife her treating is bad and really disrespectful and refuse to help at all. There is also a construction and they work from 9am to 5pm all day noise you won't be able to make a phone call. Again don't rent from this apartment or the company.

I CANNOT BREATHE HERE. The indooor air quality is SUPER poor and there is NO way to get rid of the smell(FromTVOC, such as smoke, other rooms' odor, Benzene perhaps Formaldehyde. Those will cause cancers, lung/breathing problems and brain problems) because no air circulation is installed. Amazingly, hallways in different floors have different stinky odor. Even though it now is winter, I open my windows 247 since the day I moved in. Now I also feel dizziness, haedache and Sleepiness etc and am sitting in the hosiptal right now.

I gave two star because of one main reason. The building located near the main highways so 24/7 you hear loud voice of noisy vehicles made my life harder. I cannot sleep at nights because the trucks voice was really awful and you suddenly wake up at midnight because many trucked pushed horn. for me it was nightmare . But if you will not be irritated by load noise it is a good apartment.
