Don't let these guys appriase your property. My bank hired them. I should have just said no. Appraised Value 2.8m - expected value 3.2-3.3m...market value 3.5mI don't like leaving bad reviews...but this one has to he said... the effects of an undervalued home appraisal can be rippling.When they called i asked some pointed questions and the appriaser Claimed to be well versed in appraising higher end properties in ottawa.My first flag was when they assumed they could appraise a house of this value without coming inside the house! Lol. They then proceeded to just appraise it for the same price as other homes recently sold locally when my property has clear and obvious advantages in house size lot size and quality/newness. They Used lot frontage at road instead of water...which was 30% less than the waterfront...hmmm...where does the value come from...road size frontage or water side frontage?? Counted only $50000 in value for a fully finished 3500 sq ft basement with 1.5 baths, 3 bedrooms, wet bar Fully tiled floor...etc. They reduced the value saying I only had a 3 car garage when I actually have 5 garage bays. Better HVAC, landscaping, spray foam insulated, tons of glass... None of this was even mentioned in their appraisal... Hard to believe.I think the worst part is I emailed and pointed out these things....and they were too arrogant to admit they had made mistakes. They simply refused to change their value.My advice, If they call you for your appraisal, call your bank back and ask for someone else.
