I am writing this review so other industry members can read my experience and be extra cautious when dealing with this management company.I placed an order for strata documents on February 23rd with a due date of March 3rd. I had my assistant to follow the morning of March 3rd to make sure we receive them on time. By 4:30pm we still had not received them. We phoned, left a voicemail, emailed and had no response. At this point we had an accepted offer and the documents had to be delivered. This put our deal in jeopardy. On Monday morning I followed up with this company to have the person in charge of documents say “I never got this order on my desk”. I finally received the documents at 12:30pm on Monday. 3 days late and I still paid for the order in full.I don’t know if they realize the importance of fulfilling order documents in time or the domino effect it has when they drop the ball.

He supported my family in renting two properties and was always knowledgeable and addressed any tenant matters promptly and provided insightful advice. ***Reply to owner's response***If I had to email Century 21 and send a cheque to the offices of Century 21, then the responsibility of the fob until it arrives in my hands should be on Century 21. This does not excuse failure to communicate when I had explicitly asked to be contacted once the fob had been mailed out. Had this been done, I would have followed up with the building manager and not Century 21. In fact, the former was the only individual to show any sense of urgency by providing alternative solutions to my predicament.Solely blaming the building manager in this situation is a deflection of responsibility. How disdainful.************Absolute worst service I have ever received by any company.I needed a fob replacement in August as mine had stopped working. When I had reached out regarding a replacement, they showed absolutely zero sense of urgency. By the time they had approved a new fob, I was fortunately able to borrow my roommate's as they had plans to be out of town for a few months. At this point, I was already unimpressed by the handling of my situation, hence opting to borrow a fob and deal with Century 21 at a later date.With that being said, I had sent in money to Century 21 for a fob replacement on Nov 18. By far the worst strata ever had. From to to bottom, they lies nearly every single things they will do. Use the same subtree service twice just to make more money of out of the owners in the community. Submitted a unauthorized bylaws without notice to owners.Basically the only thing they did is to make as much as possible money out of your pocket without doing anything!Extremely disappointed and definitely not recommended to anyone!

I experienced a bit of a glitch getting my strata documents in a timely matter for my new listing. They were due on a Friday before a long weekend. Offers being taken on the Tuesday after the long weekend. Without any business days in between, (I should have thought about that), when my documents didn't arrive and i couldn't reach anyone at EstrataHUB, I happened to get a Mike's number from a friend. I explained the situation, and he went above and beyond to get in touch with who he needed to in order to access and complete my order. I had them in my email by 2pm on Saturday. He went above and beyond to help me. Great customer service! Thank you!!!!"

I have worked with Century 21 since 2014, as I used them as my rental management company.I lived in a different city than where my property was so I used Century21 to handle everything with my property, this is one decision that I do not regret.I have had a tremendous experience with them.Mike has been extremely professional and has always made time for anything I needed.Using Century21 to rent out my apartment was easy, efficient and saved me a lot of time and resources.If, I purchase another rental property, I will be sure to use Century 21 services again.Thank you to Mike for everything

Absolute nightmare to deal with. We've been experiencing plumbing issues, to the point where our kitchen sink has nearly flooded, for more than a week and they are refusing to take action. The plumbers we've had come to our unit have repeatedly told us the issue is not with our unit, it is with the building pipes, and they need to fix the building pipes to deal with it.The strata people don't even answer their phones, just delay forever with useless emails.

I highly recommend Century 21 Prudential Estates. When I was council member, I was very happy with Century 21 Prudential Estates services provided to our strata corporation.Century 21 Prudential Estates fees includes the services of property manager to assist council, and also include: collecting strata fees and other money owed to the strata corporation. banking, preparing monthly financial statements, bookkeeping, paying strata corporations bills, writing correspondence, filling out Form B Information Certificate and Form F Certificate of Payment, storage of strata corporations records, processing AGM/SGM notices and resolutions, processing council minutes, payroll for strata corporations employees, record bylaws at Land Title, pulling and sending out owners request for documents, hiring and supervising employees hired by the strata corporation, filling out forms and paying Worksafe BC, securing adequate insurance for the strata corporation, providing emergency contact and services, and more...Sometimes owners and council don't consider or are unaware of all that is work required by the strata management companies.Some strata corporation’s council members overwork their property manager and will give TOO MANY directives or expect them to do caretakers duties, then council members will complain when all the directives are not done. Note: No strata management companies give council members unlimited hours and will charge for excessive hours.Some owners don't understand it is the strata council members by a majority vote at a council meeting that make all the decisions for the strata corporation, it is the council that gives the management companies property managers directives on the operations of the strata corporation or to impose fines. Council run the strata corporation, NOT the management companies.A good strata council works with the property manager and strata management company!Another thing I like about Century 21 Prudential Estates is when a strata corporation has a major building renovation, new roof, etc. Century 21 Prudential Estates offers billing by the hour for extra meetings and other work that may be required. IMPORTANT: Other management companies will charge a percentage of total cost of the major renovations. This can cost a strata corporation Thousands of Dollars for hours that were never used. and still has to be paid.With so many changes to the Strata Property Act, the Privacy Act, PIPA Act, other government Acts, regulations, and rules. I contact Century 21 Prudential Estates/property manager to obtain answers to my questions or request documents. My phone calls are returned the same day.Century 21 Prudential offers 24-hour emergency service and have trained personal and licensed strata manager on duty to address emergencies. NOTE: Other management companies give their property managers pagers. When an emergency occurs (say in the middle of the night) their property managers are awakened to address the emergency. Some emergencies can take a couple of hours to address, and their property manager still must get up and work the next day. This is why Century 21 Prudential Estates DOES NOT give their property managers pagers. SMART!Century 21 Prudential Estates is a full service company that offers Strata Property Management, Real Estate Property Sales, and Rental Management. They have been in business since 1954 and manage hundreds of residence and commercial strata corporations.If there are unresolved problems, complaints or questions. Council members and owners can call Bill Blackall (President) or Mike Blackall (Vice President) of Century 21 Prudential Estates to address any problems and if unavailable at the time, the calls are returned the same day!These are just some of the reasons I highly recommend Century 21 Prudential Estates and gave 5 Stars.

I have had a very unpleasant experience with this company who manages our Strata and hope to never have to deal with them again.My conversations with Axel were very unprofessional and frustrating. I have never actually had anyone say: NO! When asked to provide their email so I can forward relevant information.There was a leak in our strata who WAS RESPONSIBLE for the repairs and did them but my issue was with the value assessed by the adjuster they had sent. I tried multiple times to have a conversation with him and his textbook response was always: talk to your home insurance!Time and time again even though I did and kept trying to explain that they had nothing to do with it since the fault, error & damage was on Strata, which was acknowledged and is why they paid for the repairs!I was simply wanting him to look at the unfair assessment and value of the rug since my neighbor had the same damage and had her rug replaced (giving us the EXACT VALUE!).It seemed unfair that instead of providing the actual value of a new rug, that the adjuster gave the value of removing, washing and reusing an ‘imaginary rug’’ from 1976 (25% of value of new rug) as opposed to simply providing the value of a new rug. It would not have covered the actual costs (over $2k) of my floors, but would have helped and shown me that paying monthly strata fees for years is actually worthwhile.Not having him (Axel) even acknowledge the situation but say: talk to your insurance, really showed that he did not even look at the details at all or understand the situation. I thought that the Strata Managers were supposed to look out for those that ‘’represent’’ on paper. I learned the hard way that this is NOT the case!
