We found out about Holmes Inspections from a Google search. Reviews seemed good so we called them up and we couldn't be happier! Mike is an amazing home inspector. He takes his time and points out all of the important things to look for when deciding whether or not to buy a particular house. We chose the pre offer consultation option so that we could be comfortable making an offer on a house. You'll also get a nice summary email outlining anything noteworthy. If you're thinking of getting a full inspection or a pre offer consultation, you can't go wrong with Holmes Inspections!

Mike professionally did my new home inspection, thoroughly checked every inch of it. During the inspection he explained what he was doing, why and how it might affect the cost and experience of a home ownership. Mike from Holmes Inspections was recommended to me by a real estate investor friend of mine. We bought an older home and wanted a thorough inspection. Mike was on time, prepared, and extremely thorough. He walked through the outside and inside of the property with me, highlighting every concern and every positive detail, going over everything the insurance might ask about. He even explained a lot of general home owner knowledge to me that I never had with my first home. Afterwards I got a detailed 42 page report on everything he looked at, with many pictures, and a concise list of needed repairs at the end. I was very pleased with his work. They're not the cheapest, but you definitely get the quality and professionalism that you pay for.

Mike was excellent in his inspection of a potential home we are putting an offer on. He spent over an hour walking us through the home and explaining the quality and condition of the essential construction and systems, inside and out. He arrived earlier than us (we were approx 10 minutes early ourselves) for the agreed upon time, and was walking around the outside, as well as inquiring with neighbours to the general state of the location. He stayed past the scheduled hour to finish up the tour as well. His work ethic is excellent!Mike as a person was very approachable, friendly, and polite while still wearing an air of comfortable professionality. He made us feel at ease immediately and we felt very comfortable in his presence.Mike's deep institutional knowledge of the home building process and industry was on display at every step of the inspection, discussing what was good, and what could be improved upon. Any (admittedly ignorant) question we could think to throw at him (what about a different water heater type? is the electrical panel good enough for the size of the home?) he immediately had a prompt, detailed, and knowledgeable response, without trying to sell an opinion one way or another on an item or topic.I feel we could spend four times as much and have learned far less, not to mention have received such confidence in the quality of the inspection itself. The excellent introductory education we got being first time home purchasers from Mike was easily worth far more than the reasonable prices on charge.I cannot recommend Mike's services enough, especially if you're going into this process for the first time, like we are.
