Neglectful, rude and dismissive. It is impossible to fully list all of the issues and incidents we have had since buying a condo in a building that uses Crossroads for Property Management.When we first purchased, I spent 3 months just trying to get a year's worth of unpicked weeds taken care of. The weeds were two feet tall and there was even an old plastic water bottle nestled in with it. They were in a garden bed that is directly outside my kitchen window but is 100% inaccessible to me to maintain. In the end, it took 3 months of CONSTANT follow-up to get some weeds pulled, and I was told in no uncertain terms that I was deemed completely unreasonable for finding that frustrating. A senior manager (who I see has since been fined for professional misconduct) actually contacted me by email to express how she found absolutely nothing lacking in this level of service.On another occasion, I contacted our Crossroads Property Manager to report that a move-in was occurring outside of the hours dictated by our strata bylaws and I received an itemized 7 point email from the Property Manager in response. He uses 2 full typed pages explaining that I am a bad person for being bothered by the by-law violation and tells me that I should really try being a better person in future and that I need to understand that there must be allowances outside the bylaws".This same Property Manager has become verbally aggressive and hollered at me in Strata meetings repeatedly. Very unprofessional and don't even familiar with standard strata bylaws. Essential matters such as organizing landscaping work, snow removing, general maintaining and repairing service all all delayed or neglected. I keep receiving Covid updates from my previous management company (probably they forgot to delete my email but I'm glad they did) but nothing from Crossroads. They even sent invalid violation letters to owners they don't like and cover each other's mistakes among the strata council. I started to wonder if they're family members, relatives or friends of any kind, or if any corruptions are involved.

Spoke with Hans today he was acting unprofessional, rude even was calling me names. When I asked him why strata fees went up. He was telling me what I should do with my personal life. This Cooperation is not good and unprofessional. I would never do any business with them.

The staff here are either incompetent or lazy. When selling my condo my realtor received THREE Form B’s dated the same day, all with different information on them. They didn’t even transcribe the correct strata fees onto the form!I received letters from the Property Manager full of inaccurate information & not in line with the Strata Property Act; when confronted he would argue & continue to give false information that only stopped when I suggested seeking a resolution through the CRT.

Where do I start, the only reason I am leaving one star, is because I can't or don't know how to leave 0. Every time I call the office to get a hold of Joseph, they transfer me to his line where I am brought to voicemail, and this could happen for days on end. The people that work here have no regard for the people living under their properties managed. They spend money needlessly, and if you are considering to purchase a property under their management, I strongly suggest you reconsider, unless you want your money wasted.

Just moved into a new place that is managed by Crossroads and have needed to call them a few times regarding reno's and payments. Every time I've contacted their office I've been helped promptly and professionally. Shauna (Shawna?) is courteous and never makes me feel rushed. Richard manages our property and seems to be very solution-oriented and always makes time for me. Reading other reviews makes me think that the service is dependent on particular Strata Managers - so far I am off to a good start with the team members I've been introduced to.

The only reason I am giving one star is because the is no option for 0 or even below that. I have recently dealt with Mark Adams, the property manager, regarding my patio glass door and I gotta say I was shocked by his level of unprofessionalism. He shows zero care in dealing with the issue and respect for the owner of the property he manages. His simple way to avoid responding to my request for documents and proof is to ignore my calls and emails. I am sure that his intention is to frustrate me to a point that I’d just let it go, do it myself, or even pay for the expenses out of my own pocket etc. because it is more frustrated to have to deal with him. I really hope that everyone in my building will come to our senses and get rid of this guy and this company. The thought my monthly strata payment is going towards paying his salary just sicken me.

We have had CrossRoads manage our building for over a year now and have found them excellent. Our strata manager Jo Sandhu responds immediate to emails from owners and works well with council to find strategies to management our ongoing building maintenance and repairs programs.

My patio door has been broken for over a month now and there seems to be no urgency from our property manager, Richard, to get it fixed. I understand he manages multiple units and buildings, but one would hope he has the capabilities and capacity to project manage issues and damage at his level. Our last management company was so much better.
