Awful company, terrible communication. Specifically Grant Hastings who spoke dreadfully to a neighbour of mine while she was trying to resolve a dispute that was NOT communicated to her. Our fobs were deactivated without warning to our clubhouse which has access to our pool. Would NEVER recommend

If you are looking for strata agents that do not follow the Strata Property Act and will leave your strata in a legal quagmire, then look no further than Leonis Management! Phase AGMs during development? Nah, skip 'em, according these cowboys (it's only a legal duty after all). Late on serving AGM notice? No problem, Leonis can wave this legal duty with a simple show of hands. Wild west over at Leonis Management. Huge props to the head wrangler John Lehman. Ask for him by name!

I moved into my strata complex when it was newly built, in 2008. The builder had contracted a Strata Management company from Abbotsford initially, although my strata was in Surrey. The initial company was very unprofessional and incompetent. Fortunately, the first elected by owners Volunteer Strata Council here did their research and contracted Leonis Management. For about ten years I was on the volunteer strata council, which is newly elected in by owners at each annual AGM. For the ten years I was on council dealing with Leonis was always seamless and extremely professional. They are all professionals who know their responsibilities and take care of them, and are clear about what is not actually their responsibility. I have found that owners and council members often misplace the blame, as many have a misunderstanding of what the responsibilities of a Volunteer Strata Council (elected by owners to manage the Strata business) and the responsibilities of a Strata Property Manager (hired by the Strata) are. On most issues, Strata Property Managers can not act without direction of the Volunteer Strata Council who in turn represent the owners. If the Volunteer Strata Council is not effective and the communication is not good between Council, Strata Management and owners, misunderstandings can arise and blame can be misplaced. For my ten years on council, dealing with Leonis was never short of professional. ***** 5 Stars from me!

Grant Hastings has been our new strata manager for the several months and he has been a pleasure to work with - his vast knowledge has made being a council member so much easier to deal with our responsibilities. It is so challenging to be a strata manager but he handles it very well.

Let me disclose this terrible Leonis company. Followings are the whole process that I made A claim to CIVIL RESOLUTION TRIBUNAL. Let all of us know what a shame Leonis' ever did. Pretended not re my check and made interest occurred then issue interest charge bill...Claim Description- I'm a strata owner, during covid-19 period, strata increased strata fee due to strata owners cannot gather together, and strata took the increased strata fee $436.74 from my bank account without my approved in June 1,2020. Before that strata fee is $289.89. After three months I found this and went to bank stopped this automatic payment, then I called Leonis Management & Consultants Ltd several times, but when transferred to accountant department there always no reply. I sent emails to leonis finally there was an answer , saying that owners agreed to increasing the strata fee. I just need ask leonis that why you collect the increasing strata fee without my agree? I agreed that strata can collect around 289.89$ from my account but not whatever amount by itself. In my opinion, it is a stolen activity that charge whatever amount of money from my account. I feel angry of strata's action and I stopped auto payment. I told Leonis need apologize to me and it should be resolved before we set up a new payment method. Through several emails communicating , leonis refused apologize to me and did not waive the interest charge, I have no choice but choose to using checks for strata fee payment. In November 23 I mailed out Nov, and Dec's strata fee check and leonis sent confirmation email saying leonis received the two checks. In the following days I mailed out another two checks I think it should be a stop. But again , Leonis did not deposit my checks and at the end of 2020 , Leonis told me that Leonis did not receive my checks. Leonis' action must be in purpose , that made my interest compounding again. Leonis using COMPOUNDING INTEREST "to educate me. That certificated that Leonis is a rogue. I urge government should establish an department to manage those management company like Leonis

I am truly baffled at some of these reviews. We have been a client for so many years and have had nothing but the utmost service and professionalism. In emergencies they have gone above and beyond. Never once have they guided us down the wrong path, and they have always provided advice with no expectations. Accounting is always on time, emergency services are always available, directions are always carried out timely and efficiently, and guidance is just 1 phone call away. Employees are always personable and attentive. How our experience is so different from some of these reviews I cannot understand, but I do know we wouldn’t give up Leonis for any other company.

Leonis Management & Consultants Ltd. have started working on our building, the service so far has been very professional and caring. John Lehman has been very attentive and helpful, in addition to being very responsive.

We here at Shack Shine work on several properties managed by Leonis and have found them to be organized, easy to deal with and timely on communications and payments. We look forward to continuing to work with them in the future.

Leonis is a team of manipulators.No social media sites to express the great team of professionals at work. No photo representation. And absolutely no follow up Or customer service department. Only one old guy and his uneducated wife that forwards emails. Most property management companies have open access media accounts or social networks for strata to access. Nope . Not hear. 1950s procedures here. I’m it’s a old out of touch company you want with no internet connection service! Join up here. Obviously there is gonna be a comeback for not being in the data bank? I’m m a current strata owner. Oct 25,2022. All and everyone employed at Leonis. .. is hiding from the work they are so proud of. Not one person with a picture of themselves of any employee on linkedln. Now that is Weird! Right?? Stay away and cancel your plans with Leonis management.

We have a problem with two crows who have decided to take over our complex. I phoned Leonis who “manages” our complex and explained the problem to the secretary. She transferred me to the person who is our “manager”. I left a message about the crows as of course the person doesn’t take in person calls. I also left a message on their web site as well but nobody has called at all even though I said it was urgent.The problems are many with the crows. They caw and caw starting at 4 in the morning, which means you are wide awake after this. Then if you want to go outside, they dive bomb your head. I have been pecked many times by these animals.What if they go after a pet, a child or another person and do serious damage? This is a huge LAW SUIT in the making against the strata and the company managing it, who do nothing. And there’s a simple solution, and because it is simple they haven’t even thought of it at all. Call a company that deals with wildlife and have the two crows removed. Problem solved and people and pets safe.Of course, the management company can’t think for themselves that this is a major problem. Don’t they know that there are companies that can remove the birds and transplant them elsewhere? I suspect not as they are definitely not the brightest nor have they done anything about it..
