Ace Agencies-Sidhu & Associates Strata & Property Management

This is the worst company to deal with. They don't respond to any messages and when they do, they tell you to call their office to book an appointment. They leave you with a number and extension that's not even valid. The kicker is that they don't even answer and their machine tells you to call back during office hours, yet they don't even tell you when that is. What a joke of a place! Don't waste your time!

We have rented off Ace for just about 2 yrs. We are only moving because we have bought our own place. We have dealt with Kim Smith and she has been wonderful at fulfilling her obligations with us as far as dealing with any problems at all. She has been prompt and respectful and a total pleasure to deal with. The office staff as always been very pleasant to deal with. Thank you to everyone.

This company is horrible. Lack of communication, we find out there was another person living in our rental and was not in the contract. The tenant left the place disgusting!! He painted the place without asking, they were supposed to do a quarterly visit and provide pictures, we didnt get anything. The company didnt even bother to do a walk through when the tenant left. The property manager hasn’t given us the rent deposit.

We have had issues with our lease as they rented the basement to a part time family of 5 and we still pay 70% of the utilities. When we moved in there was a retired couple that lived down stairs and so a 70% 30% split made since. Now there is more people down stairs than upstairs and we are still paying 70% of everything.As we have only worked with one rental company that was a place we would recommend. We feel that a company should still be looking out for its tenants when terms or situation change not an oh well you signed a lease. Not our problem the people down stairs aren't claiming all the occupants" or the best one "prove it". Even though we have email communication that they company knows there is five people down stairs atleast 3-4 days a week they are not following through with any adjustments.We have had other problems with our unit and for the most part as soon as the owner themselves have found out about them they have fixed or made an effort to fix it right away so we know it isn't the homeowners that are lacking here.We have also had problems with our stove sent information 4 months nothing was done. Then we had a walk through were it was brought up again and nothing was done. However

The ad showed a very nice unit n building not too old! It had been emptied over a month n rent was been offered lower then advertised. I was quite disappointed to view a condo for rent with no hydro!! Very hard to view in the dark! Called the next morning to reschedule a viewing with Hydro on, but was told that I’d have to wait until after my application was finished going through the process which took a couple of days. Went back through and found the place totally dilapidated, and nobody had bothered to clean it or repairing anything including the smoke detector hanging from the ceiling, with broken wires hanging off, black mould in the bathroom. The place had not been cleaned n the door had punch holes on both sides. Place needed major paint job. Went to see the storage unit in the underground parking. The lights inside were not working so again in total dark blackness. Trying to view the storage unit and found that there was all kind of stuff in it and the place wasn’t heated at all. It was like having all your stuff outside in the cold, which is not good n everything would be wrecked!Needless to say, I did not take the suite and was very dissatisfied with how the property management company and the building strata handled the building.Update the side door is in view as you drive by n is n the poop pail is still overwhelmingly overflowing down the stairs ….SERIOUSLY DISGUSTING!!

They charged me for inspection they said they did....and when we got to the back of the house the grass was growing like corn...my house inside was a wreck.........Jason will never respond to your calls ...comes with a happy face to rent your place but never will you get a hold of him again....thanks ACE

Suzy at Ace Agencies has been a tremendous associate to work with. She has been very easy to communicate with and has met all of my needs as a property manager. Suzy is very prompt, caring, easy going and overall a delightful person. I cannot be more pleased at how quick she found tenants and the overall experience. I love working with Suzy and highly recommend both Suzy and Ace Agencies.

Booked a viewing last week, get a call THE DAY OF the viewing to cancel because their tenants hadn't responded to their email. All they need to do is give 24 hours written notice. Complete time wasters, no desire to re-rent the property out. Do NOT recommend if you're looking to rent a place.EDIT TO RESPOND: Then why book a viewing without asking them first?! Why waste my time, force me to rearrange my whole schedule, to plan an entire day around this, then cancel at the last minute? Incredibly unprofessional, though I could see that by the other reviews. Your excuses are hollow and fake.

Went to look at a place through this agency earlier in the week wanted $1500 a month for a 1 bedroom suite unfinished on the outside could see the roof rotting garbage everywhere broken glass in the gravel in the drive way. Was an old shed that was very poorly converted into a duplex. Despite all this I gave the agency a second chance booked another viewing with the agency for another 1 bedroom suite. I show up to the property and they proceed to show me a 2 bedroom suite on the same property that was $1000 a month more then the add I booked a viewing for. Don’t waste your time.

If I could give zero stars I would. This company is just the worst and for the longest time I thought we had it good. I had rented with them since they took over for my old property management so I didn't have much of a choice in the matter at the time. I spent 5 years doing quarterly inspections with the home owner present and various others (I was told from the girl giving one of my inspections they sublet inspections to others that do not work directly with them) and they never had an issue yet I expressed many of MY issues and concerns. We talked about paint falling off the walls, door handles being broken, blind being broken, floors scratched and many other things and I was told time and time and time again I will document this" and low and behold when I finally did move after the owners threatened to sell because we didn't want to raise the rent $850 more dollars and sign a new contract
