Very well management by Rachel and great location. If you desire quiet maybe not. Orange helicopter land on the south side and dundas sq on the north. Personally it's with I still live here I like it!Draw back would be the quality of building itself. Everything is always breaking. All elevators needed cables replace. Floor has huge gaps and individual tiles move. The faucets leak. The painting is everywhere little droplets on every floor. Chrome bath/rm hardware has brush marks from when panted after install or at touch ups.thermostat doesn't have open to take of farenhight. Sliding closet door com off rolls essaily followed by mirror panels now able to come out of frame as mine has. Common area doors and entrances; my parking level door doesn't swing shut rear door sticks and seems one of the 2 glass entrance doors at building is alway out of order.Don't get me wrong it a lot but for most part cosmetic because front end used cheapest materials and ofter less skill or over worked trades.Is very safe and the people are quiet and niceEct.

Experience here is almost completely dependent on building management who are at the moment quite good but it's turned over too many times to count over the last few years. I got out relatively unscathed but have heard a million horror stories from my neighbours over the years, and it sounds like there are now roaches in the building. You will never get a parking spot, there is no visitor parking, you'll never be able to open your windows without listening to someone on a loudspeaker. If you're between this place and somewhere else, go with the other place

The leasing office welcomes you warmly and answer your questions in timely manner. The location of the property superb. The property is kept clean and functional (although there are some interruptions but these are typical for large high-rise property buildings). Proximity to restaurants, shopping places and easy access to subway and street car make the property five-star.

I think a lot of people (myself included) go on Google to write negative reviews and when things go positively it's easy to stay silent. I've lived here for just over 2 weeks so far and cannot review it concretely yet, however, so far things have gone well. It was by far the best application, move in and inspection procedure that I have experienced with a property management company.Michelle was attentive with the tours and all email responses, the application process was easy and fair, not leaving any critical credit hits and Rachel coordinated the move in well - also replying to emails in a timely manner.It's important to know what you're getting into when you're renting in the centre of the largest city in the country, and adjust your expectations accordingly. I strategically decided to move in to the Victoria side of the building and it is quieter than when I lived in downtown Calgary. The glass is solid and I can't hear my neighbours unless I'm in the common hallway.The unit was clean - the first unit I've had where they actually paint (as per their claims) and everything is operational at this point. The building is secure as any other downtown apartment with security and a concierge.Hoping the experience continues to be a good one.

Nothing but a positive experience since moving in. Any issues are addressed quickly and attentively, and all questions are answered in a timely manner. I love the constant communication from the property manager via email - I like knowing what to expect re: fire alarm testing etc, as well as any building upgrades/updates. The only thing is the security desk is left unmanned fairly often, which can be a bit frustrating as the area can get a little dicey at night, but I love this building too much to drop my review down a star.

Velocity is one of the best places to live in downtown Toronto. The amount and quality of attention and follow-up I receive at this building is stellar. From setting me up in my new place with Michelle, up to the day-to-day matters with Rachel and her team, the crew at this building does a great job, making sure that every issue is addressed. And to make things better, everyone here has positive, can-do, gracious attitude. They all are nice and respectful. The building is super-clean and my unit was in perfect condition when I received it.Definitely recommend!

I cann for information, is true that my case is complicated but after 2 minutes trying to explain the person in the phone say to don't rent now rent in September because your case is to complicated. My question was: I want a 2 bedroom apartment, I can rent it by myself and even pay 6 month up front my friend will arrived in September, until September can I rent the other room ? If she said no, ok so nope. But the answer was almost like call back in September your case is harder than trying to build a rocket to go to Mars.

I had a great experience living here. Rachel is great management, and is super responsive.No neighbour issues - can barely hear a peep from anyone!People may complain about cosmetic issues, but, cosmetic is the least of your worries - it’s not something to worry about!The only reason for me to leave is because my employer wants me in the office and my office is more then 30KM away. No doubt would I be staying if I was still able to work from home.I had a great 1 year fixed contract, and I don’t think I would find this again - great deal, and positive management.

Our experience attempting to do a virtual tour with Michelle at the leasing office was not up to par. We asked to view 2 specific units, and she showed us 1, telling us the other didn't exist. Once we shared the floor plan, she realized it existed. As a leasing consultant, I would expect you to know which units your building has. She was also 20 minutes late for this virtual tour. We then attempted to schedule a second tour for the other unit, highlighting that it needed to be on time. We tried FaceTiming the number twice at the scheduled time and no one answered or called us back. After looking at other reviews for this property, it sounds like we dodged a bullet. If this is how the leasing office is, I can only imagine what it's like to actually live there.

Good building to live in because of the great location, but it's poorly managed. If you have any complaints, they will not get back to you by email.I can't speak to any cockroach claims because I live on the middle floor, which is far from the bottom.EDIT: It's improved in recent years since Rachel took over. So, I'm upgrading my review to a 4.
