Atkinson Residence

Definitely a fixer upper but they seem to be trying to improve things. Great location.

I've been living here for over two years now. Before moving here I was hoping to find more detailed information on the experience living here so I thought I would provide details in hopes that it helps others:Here are the pros and cons of living at Atkinson at York University:PROS:-Very affordable, when I moved in the rent for a one bedroom was around $1000/month which is amazing. Not sure what the price has increased to now but I'd imagine not too much higher. Also, the hydro is included so you don't have to worry about paying an electricity bill.-Comes with built in air conditioning and heaters which is awesome. I would suggest getting at least one portable heater and fan though because they turn on A/C in summer and heating in winter, but for a few weeks they do a switchover where neither is operating so it can get hot/cold in the apartment depending on the season-The size of the rooms is pretty decent. I have a one bedroom small and it's pretty cozy for one person. For two people it's a little small.-The location of the building is pretty good as there are food options nearby (Tim Hortons, Osmows and more).-This building is pretty good in terms of bugs and cockroches. I've only found one cockroach in the 2 years of living here-You should be able to get a free storage locker. If you ask Housing for a locker they should be able to provide one with no charge.-I think the fuse situation is pretty good, I believe the fuse was overloaded only once since I moved hereCONS:-Housing has done a terrible job managing tenant concerns. It feels like because we are students/paying less than other apartments, they treat us accordingly. You sometimes have to fill out multiple complaint forms to get any repairs or work done in your apartment. They often don't respond promptly to concerns, phone calls, or emails.-Housing has been ignoring student requests to book an elevator for a move so it's possible you may be moving without an elevator booking. I think this issue is more relevant to moving out though-The walls in the building are pretty thin so you can hear noise in the hallways and neighbouring apartments. My first year of living here there was a very loud dog across from my apartment and the noise was pretty unbearable. Housing took an entire year to address the issue even though I took multiple recordings of the noise, made multiple phone calls, and submitted about 15 noise complaint forms-In Atkinson if someone complains about noise, the security can go around to units at any time even at 3am I've been woken up a few times to ask about noise that wasn't even tied to my unit. This has made my family feel uncomfortable and it feels invasive how they do this.-Housing sometimes leaves little notice before coming in and they knock loud/early in the morning and wake people up. One time I was getting treatment done in my apartment for a bed bug issue and they randomly asked me to leave without providing any notice.-Some of the appliances are a little small and the kitchen is pretty small. It would be nice if the fridge was larger for more storage-Sometimes it smells like marijuana near to the apartment if students are smoking.-The area itself feels kind of creepy at night. There have been some robberies and people have gotten jumped near the building. It's not something that happens too often and I haven't had any experience of that while living here-In my personal opinion, I wouldn't say it's the most ideal place to raise a family, but it's alright short-term.I know this review was long but I hope it provides insight into what you'll experience living at York Apartments and the Atkinson Residence. Overall, it's not bad if you're planning to stay here for a year or two to finish a degree but if you plan to live here long-term, you'll likely face a fair number of headaches with Housing services unless they change something in the future.

Great building, daycare on first floor for. Excellent maintenance and custodial team, close to all amenities, 24 hours security. Well maintained.
