Blatantly INGORE all attempts at engaging in communication with unit owners. We are required to get approval for certain things for our units (townhouse), which is impossible when the property management do no even acknowledge receipt of your email, let alone respond. I have been trying to engage in communication for a simple request for more than 2 weeks, following up now 3 times and each email has been ignored. This has happened before with other simple requests/queries. Stop ignoring your unit owners!

The Meritus Group manages my building and they are doing a great job. I recognize that it has been a challenging time for my property, and many condos, and our manager has had to handle many complaints and there are many issues to address. It is obvious to me that the time and energy they invest in finding solutions and trying to communicate with us owners is over and above what they have been contracted to provide.I see some negative comments on here, but my experience has been very positive. It is likely a difficult position to be in as a condo manager because they always have to give people bad news and tell us we can't do something, but I recognize the magnitude of the issues they are addressing on our behalf, in order to enhance the value of our property. It it no doubt very hard to please some people. When our homes are involved, things can get personal very quickly.

If they are running a Condo that you're thinking of maybe buying, run. They will cut costs on everything there is, down to basic things like heating. They will be difficult to deal with. They will be harassing, abusive, and even discriminatory at times towards residents with disabilities. Simply put: they will reduce your property value. An individual named Taufiq Alibhai has specifically been the most unprofessional and inappropriate to deal with. I would leave 0 stars if I could, because since this management group took over at my condo, my mental and physical well being has suffered severely. Check my history, as I don't often leave reviews this negative.

From the website, Re: Tracy Gunn 'Tracy's experience in software implementation, systems and training ensures a smooth transition.'The Meritus group took over managing our property this month and our maintenance bill was delayed by three weeks because of a transitional issue between Meritus group and the previous property management company. We were charged a NSF fee and were given no warning of the delay. Tracy refused to reimburse us for the fee and told me that it was our responsibility to have the money in the account for when the bill needs to be deducted. She is absolutely right but we were totally blind sided by this because after having our utilities deducted on the first of every month for the last two years it never crossed our minds to check and make sure that it was deducted on the first. Had we been given any warning we would have been extra diligent in ensuring that the money was in the account when needed. It is the professional responsibility of the management company to provide residents with a warning if they are experiencing issues that will affect financial transactions.Apologizing for the inconvenience but refusing to reimburse us for a NSF fee is not taking responsibility for a lack of warning about this delay or the actual delay itself nor is it a good way to start a professional relationship. I already do not like having them manage our building and I would warn anyone who is dealing with them to be prepared to take extra responsibility for a lack of professional communication and 'smooth transitions' on the part of the Meritus Group that might cost them financially.The next day the president of Meritus Group Dean McCabe called my wife and told us that we would be credited for the NSF that we incurred. He also took the time to explain what happened in this situation and acknowledged that this was an extraordinary situation. Because of this I am changing the initial one star rating to a four star rating. My wife and I both understand that Tracy may not have been authorized to reverse the charge but my frustration was in just being told flat out no and especially for an issue that was extraordinary and not totally our fault. Had we been told by her that she could not authorize anything but that she would check with someone instead of telling me that I was not being logical I would have said OK no problem thank you.We really appreciate the follow up and the action taken. Thank you Dean.

After 4 requests to view our condo's general meeting video, I just received a response.Excuses - Your emails came in after hours" - Really?? so they are just ignored?Answer - QUOTE "Will update when I am able." Really?? Any idea when you 'will 'be able'?Unbelievable."

I am owner of 5255 palmetto pl. The fence between my unit and neighbor is falling down and I wrote two emails to property manager John Hogg to have a look, unfortunately, I never receive a feedback from him or Meritus. The fence is leaning towards my Enbridge meter and gas pipe line. I wish they can fix the falling fence or at lease remove it before more damage happened.

Just here to speak the truth, as I have given the owner Dean many many opportunities to deal with this matter privately and he has chosen to ignore me. I have lived in my condo for 6 years now and this company doesn't seem to understand Customer Service and that it's the Residents who are paying their bills and without us you would have no property to manage and no job, therefore the Residents should be your number one priority and bend over backwards to treat us with respect and compassion. During my encounters with them in the last few months, the Property Manager Annette has treated myself and my family with such Rudeness, telling us not to bother her/them on a Saturday afternoon with a Water Leak that is supposedly not" an emergency and that No One is coming to help us and hung up the phone in our faces. Just FYI

Do not hire this company. From the owner, to the site managers , to the administration - all arrogant and incompetent. Which is a very dangerous combination. Your quality of life will be negatively impacted.

My building is managed by The Meritus Group and our property manager is John Recker.The building is always kept clean and orderly. Communication from management is always quick, clear and professional. John is incredibly attentive. He resolves all issues and service request both concerning common elements and individual units with transparency, consideration and adeep knowledge and expertise of condo living and building maintenance.We recently experienced a blocked drain pipe (flooding) issue and John and the building management team reacted swiftly to take care of the problem and repair and reimburse units that experienced damage.We feel very fortunate to have John and the stellar management team looking after us here.Nic P
