The Livmore High Park

I have been here for almost a year and truly love the building, let alone the location. The building is well maintained and the staff are friendly and responsive. Any issues I have had have been effectively and efficiently handled including a one hour turn around in providing a new fridge when mine failed. From dealing with Leasing (Constance), to Security, to maintenance (Mauricio), cleaning staff my experience has been delightful and I would not hesitate to refer friends and acquaintances to renting with GWLR.

Very bad leasing supporting team!!Only virtual tour for rental that just direct me to their website for having a look of what everyone could be seeing and which took me 2 weeks in advance for reservations.And then price suddenly raised from $2134 to $2350 after 2 weeks. This is ridiculous!

We’ve been living here since August 2022.Pros: the area is beautiful, with plenty walkable conveniences. There is your own laundry room in the unit ( which will also be your storage/ linen closet) , neighbours are wonderful. Nice finishes.Cons: Since we’ve been here the pool has ruined two bathing suits from improper chlorine levels. The hot tub has been closed about 10 times. The gym closes at 9. We have one security guard that we share with 4 buildings, packages go missing. Neighbours are receiving increases of 11 percent, they will tell you it’s too match the current trends but gwrl owns all the buildings in the area so that’s why they align in price. Your parking and locker price can also be raised as much as they see fit, with the parking prices already being the highest in the area ( you cannot even store tires in your 200 parking spot)Fob issues. You have to call a 1800 number for visitor parking which rarely works to let the guests in.All in all, I would opt for somewhere with rent control as we were assured rent wouldn’t increase much higher then 3 percent which very clearly was a lie to get us in.

Lots of negative reviews, not sure why. Building is always kept clean, great area, and awesome amenities. Sometimes the pool/hot tub are out of service but this is normal in any condo/apartment. Been here a year, wouldn't change a thing!

This place has so many problems because the on-site management pretends not to know about them. They are not honest and nothing gets resolved here. You can call the management number" to route your request and nothing is dealt with. You can speak to them in person and they lie to your face.Because the management is not doing their job

Current Resident here (since 2021).Pros: The building has an incredible view. Units are brand new and a decent size. Right outside High park subway station. Great area for raising kids.Cons: Horrible layout. Literally no storage. Bathroom sink: can not open drawer if the bathroom door is open. That is how tight it is and horribly designed. Finishing touches are not done properly. Our faucets were all loose when we moved in (literally falling off). The flooring is very cheap and will show indents from furniture. Parking cost is ridiculously high ($200+). The gym is only open until 9pm which is very inconvenient to those who work late. There is no ceiling lighting in all the rooms. The living room gets lighting from the kitchen, the master bedroom gets lighting from the hallway, and the second bedroom has no lighting. We rely on lamps.50 High Park has no concierge/security yet 55 Quebec does? We've had packages stolen quite a few times to the point where the rental office is now storing all packages that aren't in a locker until 5pm weekdays; meaning if you work until 5 and need to get your package, you wont be able to because the office will be closed. Rent increase of 11% (we are aware that this building is not under rent control so please don't reply back regarding this). Definitely not a long term home for those looking to settle.We love the area but not enough to stay in this building. Definitely weigh your options before selecting this building as your next home.

Horrible.I’ve been here for 4 months and I’m already looking to move.Poor security, literally nothing, you pay $2500 or MORE and you get absolutely no one to take care of that.Not even somebody to sit down all day and at least make it look like they’re “guarding”I’ve gotten packages stolen, I reported it and their answer to me was “Just move if you want, there are a lot of places cheaper than this” “they steakPackages everywhere”They told me that because I was comparing ANY low cost building and they all have at least with 1 or 2 PEOPLE sitting in the entrance, THAT’S SO BASIC for a condo!!Livmore charges you extremely high rent and gives you NOTHING, I’m not being dramatic, it’s real.Homeless people are always getting in the building, I’ve called security They come after like 30 Minutes. DONT RENT HERE

Moved my 83 year old Mom in here in March ‘22 and have been very happy so far. Her 1 bedroom suite is well designed for the size and the amenities are good. She loves how dog friendly it is for her little pup.The support we got from Constance during the leasing process was very helpful. Andre was incredibly kind and accommodating with the move in and with helping get her settled. And the folks at the front desk are friendly and have been consistently responsive to any requests or questions we have had.I wasn’t made aware of the lack of rent control which is a worry given the fact that my Mom is on a very limited fixed income. Reading reviews about steep hikes is troubling but I guess we will see what happens come next year and hope we can still afford the place if it goes up!

I lived there for more than a year. One of the worst experiences was when my bike was stolen from the bike room. The only way to get there was with the key (FOB) my bike had a high security lock. When I asked the administration to see the cameras, the cameras from that room didn´t work. The administration said they were not going to pay anything from this situation even though it was their responsability. It´s a very expensive place to live, and its not worthy. The units are extremely small. If you want lo live in a nice place, don´t go there.
