I have had the good fortune of working with Ryan in different aspects of the residential construction industry for over 20 years. We now work together on a regular basis in a designer/builder capacity. As a general contractor the first step in our client's journey of a new home build is working with a designer to finalize site planning, home design and the development of working drawings. We are 100% comfortable having Ryan and Latitude 48 being our representatives through this planning phase.Ryan is creative and very thoughtful for every design and is exceptional at relaying the home owners vision directly into the plans. Ryan was brought on board early on in our renovation project with Flintstones Construction. We were thrilled to work with someone who knew the ins and outs of construction projects in Oak Bay, a notoriously finicky district with many potential bylaw issues. Ryan focused in on what we wanted and got the design right almost immediately. He helped coach us through variance applications and the permitting process, and remained available for assistance throughout the project. Loved working with Ryan - my partner and I appreciated his iterative approach, his use of modern tooling, and his excellent communication skills. He was skilled at calibrating the level of detail with which he spoke to us (we wanted lots of details!), and was good humoured and pleasant through the entire process. He was very clear around timelines for work and turnaround on changes, and always met those timelines promptly.All our work was done virtually, via video calls and emailing of documents, but the virtual interactions did not at all feel cumbersome, as Ryan was skilled in communicating this way. We were provided with a virtual tour of the design, a companion video of him explaining and discussing things, as well as having conversations in real time to discuss adjustments. Ryan listened carefully to our needs and preferences, and made excellent suggestions that lined up with our goals. Working with him was a pleasure, and I strongly recommend him.

Ryan was recommended to us by our builder to design our new house build.We were very happy with Ryan’s quick response time and willingness to walk our property and listen to our ideas in determining house style and position to maximize sun exposure.Ryan is very professional and we did not hesitate to trust his ideas and opinions. We had several virtual meetings with Ryan and our builder to discuss the house design room by room. We were also provided a virtual program that allowed us to walk through the house. Working with Ryan was an absolute joy. From our initial concept drawings to permit drawings, Latitude 48 Design was there to help us along the way. Communication was professional and responsive. I hired Flintstones Design and Build and they recommended Ryan for the design. He initially designed a renovation for our 1911 James Bay home but when two adjacent neighbours with identical homes took a stand against our renovation design (and perhaps our presence), Ryan was able to quickly pivot to a new build which better met the needs of the family. His knowledge of bylaws/zoning, his pleasant demeanour and his relationships with many municipal building departments make the whole process smooth and unremarkable. But when the obstacles can not be overcome, Ryan has an innate ability to find a better path.The greatest compliment that I can give Ryan beyond how well our new home did on the energy step code (level 5 but ours is not a passive house), is the sheer number of locals and visitors alike that stop in front of our home to photograph and compliment the design which was a true collaboration between my vision and Ryan's.

We engaged Latitude 48 Design Ltd. for our renovation/addition project in 2021/2022. After our first meeting with Ryan, it was clear that he was the knowledgeable and experienced designer we were looking for. He was great at communicating and explaining his design decisions. Ryan beat each of his milestone deliverable dates and was able to incorporate all of our wish list items into the design. Ryan worked closely with us to design a new house and garden suite in Victoria. Ryan was a pleasure to work with and we were extremely pleased with every aspect of his work. I have been working with Ryan on a fairly big project on Shawnigan Lake for the past 3 years. I don't think with out his help the project would have been given the go ahead. He did an exemplary job. He met with staff from the muni on site to determine what could be done and what couldn't. This was not an easy job to do. There are many restrictions on the lake and he dealt with them great. His idea's in coming up with the plans were amazing. Being in business myself , what I really appreciated the most about Ryan was his work ethic. When you called or emailed him he always got right back to me. Even if it was a trivial matter. He has a wealth of knowledge and is a very reasonable person to deal with. Believe me I probably pushed him to the limits at times. I would highly recommend him to anyone looking to start a new building project
