If I could leave a negative I would. This company was horrible scammers. Turned off the hydro for maintenance and forgot to turn it back on leaving all the food in our apartment to rot. They take no accountability ever for anything. And they will try and charge you for damages caused by previous tenants! MAKE SURE YOU TAKE YOUR OWN TIME STAMPED PICTURES ON ARRIVAL BECAUSE THEY ARE AWFUL!!!!! Never cleaned the windows in the four years I lived with them. Never cleaned the apartments upon move in there was a bloody mattress and reptile aquarium have Ning been used and full of fences etc.

My group and I worked with Amanda and she was amazing! She answered all of our questions about the building and the lease and replied to emails and texts usually within the hour! Overall great experience with Domus agents so far. Looking forward to living in one of their properties next year!

He was quick to return phone calls and emails, listened to our requirements for the apartment (including the price limit) and came back with great options. We took one of the options and could not be any happier with our selection and with the process.

Zero stars Beware of Domus' practice to sign students together (usually 4) on one residential provincial lease, with multiple terms in one contract. If one of your roommates doesn't pay you could be liable for their share. Insist on separate contracts if you do sign up with them, but read on before you do.I agree with another review that they make you out down a deposit before you see the final lease. They also make you pay a higher amount for a key deposit. By law they can only charge you what it would cost to replace the keys. They required post dated cheques which is also illegal.My son did sign up with 3 other students. Then covid hit. He gave 3 months notice that he wanted out of his contract since he doesn't live in the area and there were restrictions of movement and lockdowns in effect and Domus refused even though all over Ontario renters were not paying their rent and still residing in their rental units. He tried to avoid this situation.Domus refused. They said he could sublet or assign the unit to someone else. The caveat here is that they will tell you you can only choose someone who is a student. Which is discrimination. Domus is not a student residence, designated by a university. They are a self proclaimed student housing company. They cannot discriminate on the basis of age as well, when asking for a mandatory guarantor. In the mean time my son sent in the N9 form to end his tenancy after the first term. Which was allowed. But that term ended the following year (1yr).Since no students were required to attend university, there was no reason to move to Waterloo and rent the unit. The contract was in fact frustrated due to covid, restriction of movement, and lockdowns. Frustration is outlined in the Landlord and Tenant act.He paid 4 months, then enough was enough. He tried to return the keys and they will tell you they can't take them. They won't even want to talk to you on the phone. We took a picture of him dropping them in their mailbox on Weber. Keep all your evidence folks. We had advertisements for trying to sublet and assign. However they always required a student card. Which isn't legal.The landlord has a duty as per the act to mitigate their losses, meaning they have to advertise your unit (like exactly your address, unit number, and room number) to rent it asap so as to not be out too much money. They need to do that as per the act which is their obligation.They sent the money allegedly owed to a collection agency. Deny you owe anything because it's in dispute. Then later at the same time they had applied to go to the landlord and tenant tribunal. We compiled all our documentation, emails, advertisements, correspondence, pictures and filled out the forms. Each party needs to provide all the evidence within 5 days of the tribunal hearing. They didn't send anything. No mitigating losses. You can't provide anything afterwards.At the hearing, you will be asked to do a mediation or wait for the hearing. We chose mediation. If it didn't go well you still have the ability to go to the hearing.The mediator confirmed that Domus needed to prove they had mitigated their losses. The frustration of contract is the best defence during COVID if you have to end your contract prior to moving in. We wound up settling for half the costs, but if we had gone to the hearing we would have won.One of the conditions to pay was that Domus tell the collection agency to remove the item from our credit history.The collection agency refused to do this and the amount they had recorded on it was wrong.Trying to talk to the collection agency to remove this was futile. We put in a dispute with TransUnion and within 15 days it was removed. TransUnion has an obligation to respond to your complaint within 21 days or you can contact consumer protection to our in a complaint about the credit bureau.Know your rights. You're probably better off to rent an apartment with some friends or a residential basement apartment. Good luck!

This is the sad reality of Domus and their ability to fix problems. These are pictures of my room when I entered my room for the first time in September. The other rooms in my suite were in a similar condition. There was a checklist left on the kitchen counter claiming that a thorough cleaning of everything was done. There was dust and it was overall dirty everywhere. The walls had writing on them and paint missing. Burn marks and other dirt on the carpet as if nobody had vacuumed in a year. Domus tells tenants that each room is cleaned and to bring supplies in to clean on top of that. This room was simply in an unacceptable condition when moving in. I had to spend my own money to rent a carpet cleaner and shampoo which Domus would not compensate for. I had to replace the lightbulb myself since they couldn't do that either. Thanks to their cleaning" there was food leftover in the fridge and cupboards along with garbage which gave home to the fruit flies that we had to deal with for a significant amount of time. They took over management at Joseph's aplace in Breslau. The renting arrangement has gone from bad to worse. Sure the units are nice inside but management is terrible. Plowing is not done in a timely manner. They send incorrect emails to you regarding your tenancy coming to an end before it is supposed to or that you are being evicted despite paying rent on time. The units themselves cost a lot for utilities just to keep warm or cool. We paid less in a townhouse for utilities. So glad to be leaving soon.

Amanda was great and helped us find a place! She was always very excited, kind and personable. She also was very prompt at responding and able to work in our limited range which we really appreciated! However she promised things would be fixed in our Unit before we moved in and they were not.Domus, also lied to us about parking availability claiming they had three spots for us only to renege after the contract was signed. My roommates and I have had mixed interactions with their agents some of whom have been very rude although others were nice. There were several pre existing damages in our unit which seem very unreasonable to still be here. We also weren't provided all the keys to the unit or a mailbox key which they failed to note down properly in their system.

I had a great experience living with Domus last year. My unit had a few minor maintenance issues that were fixed in just a few days. Jenna on the maintenance team helped us with having these repairs taken care of and was always quick to answer our emails and calls.

It took over 7 weeks to replace our broken wash machine. It costs more rent to have in-suite laundry, yet no offer of compensation whatsoever – and when I asked for it, they wanted me to provide receipts for my laundry expenses. And this is supposed to be Luxurious Worry-Free Living". I know things take longer these days
