I applied for RTB as a tenant victim, hoping to get justice. However, the arbitrator was entirely unjust so I have to purse this case in higher court. I just saw very low ratings and not surprised. Based on my experience, I would give 0 star if there is such option.

The Residential Tenancy Branch is SUPER PRO TENANTS to the point where tenants have more control of your house than the landlords. The system they have in place is just hands down wrong and unfair.We just had a horrible and very stressful experience with our last tenants. They suddenly stopped working. They did not pay rent and when we gave them a 10day eviction notice, they disputed it saying they already paid rent but they were late". Once they dispute your notice

A manager should talk to the information officers on how to properly communicate with the people trying to get a hold of RTB because some of them has attitude problems. There is this one Male officer who we have spoken to and he dismissed our concern and talked to us in a demeaning tone and he was also not very helpful. We called to ask for help because we were dealing with awful tenants to the point where it affected our emotional and mental state. We called RTB and was on hold for 40mins and then you get to talk to this employee who showed nothing but apathy. I wonder if I see this man in person and will talk to me in the same way he did over the phone. I am flabbergasted and disgusted with this employee.

I was skeptical when I saw 1 star reviews, however you're all just whining. I called and got amazing service! They even offered to call my landlord and go over the rules he's breaking and verbally explained to him what the law is. Landlord no longer trying ro harass me with illegal rent increases while not providing any paperwork. Thank you residency board! You did an amazing job!

Please RTB, stop the malicious practices used by some bad tenant to be obnoxious so the landlord asks for evection, then the bad tenant apply for 12 months compensation thru the RTB.Please deny them this reward.

Super unfair decision from the arbitrator.Landlord gave two months notice to evict the tenants, and try to rent it out with higher price. Fail to do so because tenant found out the advertisement landlord posted.Decision has been made indicated landlord had excuses because of Covid.Clearly not evict tenant on stated purposes but still dismiss tenant’s application.

I have been renting properties for 50 years and the turmoil we are feeling is due to not enough new rentals being allowed or built. The changing rules, rates, increases by the RTA is hard for all. I have found the staff on the phones great! they feel our challenges and yet are responding with great knowledge about the RTA, policy and regulation. It may sound trite but be kind they are doing their very best. Thank you, I am sorry we are having these problem

The way RTB operates will be the reason the housing crisis continues. Be prepared for the worse case scenario. 6 months rent free living, damage to your property, long wait application processes, tenant is innocent until proven guilty, landlord is guilty until proven innocent, very expensive bailiff fees (free moving service for tenants), and on top of all this even if the decision goes your way good luck collecting. I've always wanted to help the issue by being a landlord but after this incident it is not worth going through emotional and mental stress.

I was so worried when i read all the google reviews. however in our case, all the information officers and our arbitrator Mr. Wilson are very professional and helpful. We are the landlords, we signed a one year fixed term agreement with the tenants but they refused to move in only one day before the move in date. As a result we lost half month rental income because we cannot find anyone to move in immediately. However, the tenants filed a dispute resolution to request security deposit back from us without providing their forwarding address. Our arbitrator Mr. Wilson was very nice and efficient. We received his decision to dismiss the tenants' application without leave to reapply only one day after the hearing. Thanks RTB!

At the service counter they don't really answer your questions. The answers are vague and they tell you it's up to the Arbitrator to decide. It would be nice if they could provide a clear answer so that you can prepare better BEFORE the arbitrator decides.
