Buyer/Renter Beware!I highly advise that you avoid this building. While there certainly is some curb appeal, the MANY issues far outweigh the benefits. During my 4 years living there, my experience was very troubling. I am writing this in hopes that others can avoid many disappointments, headaches, and in hopes that management will look to truly improve the state of this place.The positives - this building certainly does have a good location, nice design details and good onsite management that is helpful and attentive.The negatives -1) NOISE - If you are someone who values sleep and quiet, this is not the place for you. Noise is such a huge problem at the Venetian. Suites have very poor soundproofing, so those in the suites beside and above you, dictate your schedule.There is a great deal of continual construction/repairs being done on the exterior and interior of the building all year round (mentioned below).Snow removal – prepare to get very little sleep any months where there is snow. Snow removal occurs during all hours of the night in all the surrounding commercial parking lots and streets. The noise from this may be worst of all.Street racing on 112 Street and 104 Ave is very common. Loud vehicles and racing around the building occurs year round, leading to very disruptive noise.Nearby construction – with many new condo buildings going up in the area, construction during warmer months is continual. You can expect loud banging, backup alarms and machines to operate all day long.2) CONSTRUCTION/WATER ISSUES – To be frank, this building was not built properly. Incredibly poor bones, leads to continual repairs, inspections and maintenance.The biggest issue here is water. During my time at the Venetian, there were several major building floods. Pipes burst throughout the building and many suites were filled with water and severely damaged. Constant (and I mean constant) building repairs are done in this building. Despite the many repairs, water issues remain and shut offs and repairs are constant.Exterior water issues - entire west side of the building has had to be stripped and repaired due to water seal/enveloping issues in 2018 and 2019. Stucco, weather proofing, painting all was removed and re-done. Other sides of the building I am sure will be done soon. Scaffolding has covered the building much of the past couple years.3) PROPERTY MANAGEMENT - onsite staff are helpful and hardworking. Unfortunately, the property management company (which has changed several times over the past few years) is inattentive, unorganized and dismissive of the tenants needs.4) EXTERIOR – outside of the building needs a cleaning – both stucco and windows. Fountain and front never worked while I lived there.

Best place for students to live and rent. clean and secure

Excellent building. Once you enter you feel comfortable. No smell, no smoking, no dust, just very clean. I would say building management is the key for this building. I recommend this building if is located in the heart of the city. Thank you so much for keeping this building in that perfect condition.

I’m giving 1 star because zero isn’t possibleJust TERRIBLE!!I rented unit 103 hosted by Patricia. She and her husband where extremely rude, condescending and kept on trying to charge me for one thing or the other. From keys, to cleaning which they charged me $270 for after paying $2,300 for the month.Eventually she held my deposit for no reason when she found out I had left edmonton for Toronto.Such a ripoff!A trial will convince you!

Incredible beauty inside. 2 floor rooms. Incredible mosaics inside and an exercise room. Should be beautiful in summer.

In the 3 months we've been here, the water has been turned off 5 times. Building is constantly under maintenance. Last week, there was a roof leak in the hallway, so they've been running a noisy dehumidifier, like that's somehow going to fix the problem. Today, our last day here, the A/C conked out around 4AM - notified someone first thing in the morning, absolutely nothing happened. Not like it's almost 30 degrees & I'm hoping to get a few hours sleep before waking my two young kids at 3AM to catch a flight or anything...

Amazing place, in a very good location with many restaurants and businesses nearby.

Such a lovely building. Visitor parking is easy to find, many stalls available. Once you enter the building it is very clean, well maintained.
