Smith is the worst rental company in existence.the first apartment I ever moved into already had tenants and they were a little behind on rent so I moved in payed the back rent and was promptly evicted destroying my reputation and ability to find apartments in the future.the staff were incredibly rude, threatening,and lied about anything and everything as long as it helped their narrative.if your thinking about renting from these people" I highly suggest you re think it.ask people that rent from them!"

Giving it 1 star is generous. The staff there were quite rude, They don't answer your call. No apology when your mailbox won't open, this issue was report 3 weeks I patiently waited. Instead the caretaker and Smith Agency were pointing fingers at each other. I will not re-new the lease. One of the worst Agency to deal with.

Speaking for the Lucerne building, it's been an absolute nightmare for the year that I've been here.The layouts of the apartments themselves are nice and spacious, but that's about the only positive thing I have to say. The building and units are very old and extremely poorly maintained. The water that comes out of the sink is brown and undrinkable. Even when you try to filter it, it stays brown/yellow. Support and maintenance within the building and company is atrocious.I once had a fridge that wasn't working for 8+ hours and I never received support for it; it just randomly turned back on after about a day of being down but nobody contacted me back or showed up to fix it, or even to follow up.On another occasion, I was out of town and came home to find that the storage lockers had been broken into and they didn't get repaired until ~4 days after the break-in happened, so everyone's personal belongings were just up for grabs. The locks themselves are very poorly made, so someone just needs a screwdriver to remove the lock from the wall and break in.Most recently, and this is the worst of all: with heavy rain, the apartments flood. The water comes all the way down from the top floor and leaks down to the ground and basement units. On the most recent occasion, it started around 10pm. The caretaker came over to look at it, but we were told to wait until morning to call the main office. With such critical problems, it's absolutely crazy that there is no emergency support available. The entire building's tenants were just left to deal with it" until we can contact someone in the morning. For context

They manage the building that my condo unit is in. I always get a prompt response to the property manager whenever an issue arises.

BEWARE OF RENTING WITH SMITH AGENCY!!! When moving in the suite was in terrible condition, horrible smells coming from every room with stains on the carpets that needed to be shampooed and carpet cleaned by us, damages that were “missed” in the walk through but photographed within a week of moving in that they are trying to deduct from our damage deposit. Can never get in contact with anyone from the office and when you finally do they are extremely rude and unprofessional. Horrible experience dealing with Smith Agency and specifically their front desk workers and manager Debbie. Read other reviews to get the general idea of what renting with this company is like, I’d have to assume any reviews that had a pleasant experience dealing with this company were written by their own staff… There should be an option for a 0 STAR review, as a 1 star review is a compliment for how terrible of a company this is.

Staff there are incredibly rude, if you go in person to the office they see you standing there but will make you wait forever (even though at times they’re just chatting to each other) I have had great experience with my Landlords but the Agency is not good. I moved out July 14, 2022 and still have not received my deposit back, I call almost everyday and the few times they’ve answered they say they’re still “processing” my cheque.

Terrible. Even just having someone pick up the phone is a mission. I called various times for weeks and no one ever answered within their business hours. Emails from their leasing admin are unfriendly and the one time they did answer the phone the person on the other end was rude beyond belief. I wouldn’t be expectant to receive any help regarding inquiries and it makes me feel I dodged a bullet. I tried applying for a suite and they proceeded to call all my references knowing they already approved someone else for the suite. And when I inquired to be placed on a waitlist or put in contact with the building manager, they told me a waitlist doesn’t exist and I should keep calling their office despite the fact they never answer. Nothing good to say.

I have rented from Smith Agency before and had no problem.But now I decided to move into a new apartment and found a apartment for sublet and applied.With in three hours my applications was rejected due to false statements that. I can't believe this Agency is still in business.I found out that this old woman working the front desk is aracist.Stay a way from this Agency. t

The apartment itself was fine, but I'd never rent from this agency again for one reason: extremely poor communication. Extremely rude reception staff every time I've called in the past year. Every maintenance request is made to seem like the largest inconvenience for them, and it shows in how long it takes them to respond. And this is all assuming you even get to speak to someone since they rarely answer their phones.
