Just moved in and such a great experience so far! Property management and concierge are awesome, great neighbours, and it's walking distance to most everything. Also love the layout of my unit. The surrounding area is a bit sketchy but with the new builds coming up and Moss Park rejuvenation, hoping things will be better! Also absolutely love the rooftop (check out these views!) and amenities :)

PAPER THIN WALLS AND CEILINGS. You can hear your next door neighbours singing and upstairs walking loudly that literally shakes my unit! They’re also building another condo right in front of this condo. Constructions everyday since 2022 summer and will be continue for a few years. ABSOLUTELY NO PEACE! Not to mention there are LOTS of homeless people around the area because Salvation Army is right beside this building!

Love living at the Modern! Alka definitely made living there even better, super nice, and always asked how I was when I would see her and even if she was on a phone we would still wave to each other.

Honestly, this is a really good building. I've lived in several condos before and this one has really responsive property management and front desk staff who get to know you. The building is mid-size so you don't feel like you are living in a massive downtown tower. There is a good social committee of residents in the building. And the rooftop is one of the best views in the city. Maintenance of the common areas is good (especially compared to a few other downtown buildings I have seen which are newer yet look terrible??). Good community.

Security sucks I lost my wallet in the lobby and they don't even have a single camera in there besides the concierge wasn't even trying to help.

Roof top pool , BBQ and entertainment room. These apartments are lovable !
