We had dim sum on a weekday after 12pm when it wasn't too busy. Convenient and free validated parking.Vaccine passports were scanned, ID and temperature were checked. A few air purifiers were placed around the restaurant.Food and service was pretty good. Owner lady was helping out too.

Friends of ours recommended the dimsum at Regal Mansion, so we went ahead and made a reservation. We're pleasantly surprised with the food: the portions are generous. Though some have commented on pricing being more, the quantity and quality of food makes the value good.Service was great: all staff were friendly, helpful and overall a great customer experience even though the restaurant was a full house for lunch.Free parking (with ticket redemption) is a bonus.

The dim sum is good - a variety of different types of elevated Cantonese food from noodles and rice dishes, rice rolls and the other traditional dim sum that are nicely plated. It was not overly salty like a lot of places. Really spacious interior and great service. The staff are very attentive and refilled our water and tea quite frequently. Also parking is reimbursed and plentiful. Definitely will be my go to place

Regal Mansion Cuisine is the new, upscale Chinese restaurant that took over the former Kirin location on the top floor of City Square. We were in the area in mid-December and decided to try the place out for dim sum. Tables were pretty spaced out and they had the usual temperature checks before entering that we’ve become accustomed to at many of the larger Chinese restaurants. As can be expected given the name and setting, prices are a bit on the expensive side. We started out with the Regal Baked Hawthorn BBQ Pork Buns ($8.88) which had a very light and crumbly top. I wish the topping was a bit more crumbly as it seemed to be a bit too soft.Next up was the Regal Shrimp Dumplings ($10.88). Definitely a different presentation as these shrimp dumplings were shaped like little shrimp instead of the typical round ball. And the best part was that the dumplings actually tasted pretty good.We also ordered the Hometown Style Fried Vermicelli ($22.88), mainly because we wanted some leftovers to take home. Overall, this dish was spot on with the thin vermicelli noodles and the plentiful toppings. One of the highlights from the dim sum portion of the meal was the House Special Chicken Feet ($9.88). These chicken feet were so tender and fall-off-the-bone with a good flavour despite the relatively light colour of the sauce.Last up was the Sun-Dried Tangerine Peel Angus Beef Balls ($8.88) which I thought fell a bit short compared to beef balls that I’ve had at other dim sum restaurants. If you don’t mind paying a bit extra, there are some good dim sum dishes here.

Dim sum was tasty, but maybe not for the price. Only one dish is 7.88, some 9.88/10.88 and the rest about 16.88 or more. A good thing I could say for this is that for those dishes I ordered, you do get what you pay for in size/portion. For two of us, we were well satisfied with 4 dishes, maybe 3 if not big eaters. Bill was about what what I paid at Neptune Palace but only because my items were 9.88/10.88. I find Neptune Palace has more lower-priced choices. As a few other reviewers noted, subpar service if you compare them to Kirin. More similar to a less high-end Chinese restaurant experience. Had to flag them down for everything we needed, but they did respond relatively quickly once you got their attention.Parking is as before when they would validate parking (1 hour probably). Parking is still plentiful in City Square, but the elevator nearest to the restaurant is slow.

Ordered salted yolk egg fish skin, crispy red shrimp rice roll, shrimp dumpling, pan fried pork bun, tangerine peel angus beef ball and steamed scallop with garlic. And let me tell you, half of what we ordered tasted awful if not average, especially the pork buns. They’re the most soggy, greasy, flavorless pork buns I’ve ever had. On top of that, most of the dim sum tasted pre-made and neither the atmosphere nor the service can justify the price point they have here. There’re far better places to go for good dim sums in Vancouver.

These owners originally had a dim sum restaurant in Metrotown. Now they have moved into the old Kirin location in city Square. Dining room remains relatively the same as before with nice views of city Hall and a distant view of down town. Food is well presented and tasty. Prepare for a slightly higher price point and a limit of 2h free parking.
