Kitchener Manor Apartments

Went to view this place, apparently they have a re-occuring ant problem according to the superintendent. Also the doors in the unit i viewed would not fully close so I wouldn't recommend this place to any possible renters

Wall shaking construction, rude people, nobody wears a mask, avoid this place for your health seriously.This building is a super spreader event waiting to happen.

Construction during isolation, water gets shut off during COVID due to the construction, the construction starts at 7 in the morning some days, the jack hammering makes the walls shake and they won't give a discount

I only viewed the appartment, I have not lived here. But I would recommend looking elsewhere. The unit is ok, but 1350 for a 1 bedroom, 75$ for parking and hydro is extra. No dishwasher or washer/dryer in the unit. For the price you can find much nicer appartments with more amenities. Also the building manager is rude.

DO NOT move here. The units are old and creaky, no dishwasher, and don't ever dream of having any repairs done to your unit. Constant run around and excuses. They clearly would rather be cheap and lose good tenants than to follow through with the smallest request.

Wish there was a provision to give 0 STARS. One of the horrible experiences in dealing with the building manager of Kitchener Manor apartments. DO NOT GO TO THIS PLACE.She is the most arrogant, rude and irritated person ever met in my life, she answers your questions as if she is not paid enough to do so. I am not sure why company is still persisting with her despite so many negative feedback.

Edit: in the 2+ years since my original review the building has gone downhill. There is now no visitor parking. 2 winters of walking 1k+ to get to my car and 1k+ back because the underground parking is under construction. Had to put up with 1.5 years of constant drilling. The front lawn was paved over. The lobby was made into an office that stopped being built half way through so it is just random dry wall and bare floor. Its been like living in a construction zone basically. I asked several times before moving in if any construction projects were planned and was told none, so I was lied to. Old supers who started off nice were fired because they seemingly went crazy. I had to call the police on another super for literally following me out of the building and harassing me - at least he hasn’t spoken to me since. Water is shut off very frequently. Rents have skyrocketed and we’re in a pandemic so you feel trapped.

I have lived here for nearly 5 years. I can agree with some of the complaints of the other reviews, however it is not nearly as bad as they make it seem.I have moved over 20 times, I have lived in any type of apartment or house and I can assure you this is not a bad place to live.The building is from the 1970's, you will have rehabilitation construction on stuff. Parking garage is now complete and we have visitors parking again. All new balconies 4 years ago. Almost completed replacing both elevators. All apartments are supposed to get a new living room window (large) and balcony door with no timeline, as an FYI.Management can be difficult at times, but by far not the worst I have dealt with. As with any building, ants and other insects are going to be around. Management has always offered free traps and when there is an outbreak of bed bugs (which hasn't happened in a while and is VERY common in a building of this size no matter where you live, yes even fancy condos), they are quick to take action and treat all adjacent apartments.I recommend this place to friends and family all the time and will continue to.

Effort trusts staff is very unprofessional and the superintendents are no better to the whole kitchener/ Waterloo people dont rent off them ever as you wont be satisfied
