DO NOT USE THIS APPRAISAL COMPANY!My husband and I just used them on one of our triplex properties that we had bought for $1.45M 2 years ago. We invested $400k in reno’s and upgrades. They came by for an appraisal and gave us $1.48M. These are 3 fully renovated townhomes stuck together in Burlington. If you want your building or property devalued, please use them because they know nothing about pricing. We got 2 more appraisals and they both came in at $2.1M. Horrible experience, will never recommend. If your lender is going to use them for you, I highly suggest you don’t. You won’t get your refinance.

Stay away, don't give them your money.They have no idea how to appraise a property. They will devalue it to half of what its worth.Gave me 1.4M on a 2.5M property.Had to get 2 other appraisals to make sure i wasn’t crazy and both appraisals came in at 2.1M.Michelle Berk appraises to what she thinks the value is, not what the property is actually worth. Horrible experience, she would not do anything to resolve it, wasted time and money with them.

This company was recommend by the lending broker we postponed the initial appointment but the guy showed up anyways I reminded him that we've changed the day then he came back an hour late the day of appraisal and went on and did the appraisal anyway without knowing much more about the house. They valued my house less than my neighbor's which is clearly worth a lot less than mone. I know this because my neighbor's was valued more than $20,000 than my house by a different company he couldn't believe it.

The appraiser was on time and professional so I trusted all would be well.Now however, he refuses to acknowledge my request for the report I paid him for. He apparently forwarded it to the lender (I paid for it, not them) but they also don't return my calls. I was given a number (a low one) but I have no way of knowing how he arrived at this number without receiving the appraisal.

The appraiser arrived promptly and delivered the report to the lender within hours and we got what we thought was a fair valuation. I would recommend them as a trusted and reliable appraiser.
