One star is even a higher rating then they deserve.These people are absolutely the worst at everything they do.... took them 5 months for them then to send someone to fix my leaking toilet. This will turn out horrible for the owner as it leaked into the walls and caused major swelling.by unauthorized pets they mean the snake I had for 2 years that they knew about and had seen during every inspection... that is until one day they decided it's not ok.

upper edge/garamark property management is a horrible renting agency. They ripped my friend and I off on many ways.We were long term renter's, over four years. They let us move into a house that had scratches all over the walls and unfinished work on the drywall.We had mold in our basement the whole time and they would not remove it until our last year of renting and yet still didn't remove all of it.They made us pay full price of monthly rent for years after they ripped out the basement even though the lease said finished basement.They took over a week to replace the water heater.The fire extinguishers in the room were past due since the year 2002.Any problems that had to be maintained or fixed were never solved. Us the renter's had to pay and do everything ourself.They would increase the rent without any up keep.Even though our quarterly inspections were flawless as told by the inspector himself. They refused to give us our damage deposit back because they said their were marks on the walls and floor.. which were there before we moved in.Currently we are taking this rental agency to the renter's board and will follow through with a lawyer as well.We lived on mold for years and they scammed us out of money. This isn't the first time I have heard of it happening.I don't want to see anyone else get scammed by Upper edge so please stay away from this management company because you really don't want to go through what we had to.

I wish there was an option to choose 0 stars, because 1 star is too much for them. By far the WORST property management I ever had to deal with. Very arrogant and rude employees with snarky comebacks to every complaint made.I rented with them for 1.5 years and it was eventually too much.Our fridge broke down and it took them 2+ weeks to finely arrange a replacement.My husband and I decided to sublet the apartment halfway through our lease (5 - 6 months left in contract) . We went through the process and Garamrk requested a $70 fee to screen potential applicants, which we happily paid. After posting our apartment online and several visits to view the apartment, we had interested applicants submit an application.Shortly after we received an email from Garamark advising us that the homeowner had decided to sell the apartment and is willing to break our lease early. This was great news until Garamark decided to take a perfect situation and scramble it into a mess.The poor applicants waited 1-2 weeks before they heard back from Garamark, although Garamark knew long before that the apartment was no longer available for rent. The applicants kept emailing/texting me asking me about their application and why Garamark was not responding to their emails.Finally we agreed with Garamark on a move out date of June 30th and received an email that we will no longer be responsible to show our unit. The homeowner had agreed to the move out date as well. Again, great news until they decided to complicate things for no reason. The wanted us to phone RTB and ask for a Mediated Agreement, which I did immediately.I explained to RTB that I wanted a Mediated Agreement and the lady on the phone ( whose name I’d rather not say here) told me that was ridiculous. If all parties were in agreement already, why get RTB involved?I phoned Garamark to tell them what RTB said and got the most unprofessional response ever! She questioned the RTB employee’s experience and knowledge. She then told me I would be responsible for rent if a Mediated Agreement with RTB is not filed. I told her that was ridiculous because we had potential tenants whose application was rejected by Garamark. She replied saying how it didn’t matter since applications are looked as a whole and the application was never approved. (Wait…. WHAT?!?!?) The was extremely frustrating to hear and just escalated a situation that should have never happened to begin with.I phoned RTB back and asked for the employees name, years of experience and any legal implications. RTB confirmed that we will NOT be responsible for ANYTHING after June 30th.I wrote to Garamark an email to explain my frustration and the experience I had with their employee over the phone. I also asked for the $70 screening fee to be refunded. They responded with (clearly) more threats and FALSE accusations, saying that we were “consistently late on rent”. My husband replied with an email indicating that he has collected bank statements demonstrating how rent was always paid on average 2 weeks in advance, and that we will no longer be responding to emails.The move out inspection occurred end of June, and the inspector indicated that almost everything was in better condition than when we moved in. (no kids and an obsession with cleanliness kept the unit in mint condition). Only deficiency on the report was one wall with marks (left by the bed).It’s August 1st 2018, and we moved out a month ago. We have yet to receive our security deposit and the $70 refund.Numerous emails and voicemails were left to collect our mail, with no response, not even a denial. (we forwarded our mail over Canada Day long weekend, and it took a couple of days for Canada Post to start).Summary: Stay away if possible. Most unprofessional and arrogant Property Management ever.

The worst management ever in Canada. Never trust these people guys. You will suffer once you start living in one of their properties. Never reply to emails and worst experience ever. This is just a heads up for all. Suffered a lot because of these guys for their own fault. I would suggest not to go for this property management . Stay away from snakes.You may also read other read other reviews. You can see these management coming with their foolish and dumb replies. #dumb&stupid #worst_living_experience

Never choose these property management. It is the worst team I ever seen my life. They will sue us to tenancy branch after tenure period. Won't give your deposit back after the tenure. While in tenure period they won't even take care of your home repairs. Arrogant attitude.

Not the most recent experience but it sticked with me. There was a lot wrong as I was living there but at the end, it was the worse experience you can think of. When we sign the house we had frozen pipes. We were frustrated and upset which was made worse when communication was very very poor from Garamark to us. There was a lot when we lived there but nothing I can't over look. The biggest issues was always communication. They would avoid our calls which I was able to confirm when I used different numbers that ended up going through or having to block my own number. The worse experience was when I left the house. It was vacant for 2 months but I was still paying. Without contacting me, they sent cleaners and moved everything in the house in one pile, including the owners property. They had 3 locked storage with stuff that was the owners which we never looked into but that was unlocked because of the frozen pipes issues. When I talked to them about the issue, they told me all the stuff was mine and I needed to clean it. My stuff was mixed with stuff that wasn't mine. All my cleaning supplies were gone and Garamark because unresponsive. I decided after a while going back and forth with Garamark and the renters board to let it go and lose the deposite. It was a nightmare. I would recommend to avoid Garamark all together. If you have to use Garamark, rent a place that is brand new and don't expect to see your downpayement back.

Worst company ever to rent from! Please leave feedback under new companies name; they’ve changed the name to Upper Edge Property Management now to get away from the reviews. Phone number and mailing address still the same. I know i don’t want other people to get ripped off and treated like we did! Flat out ignored the Residential Tenancy Branch’s order to return my damage deposit!

I have lived at a property managed by this company for three years now. Totally unresponsive, everytime you need to make a work order for repairs they either 1) take forever to respond 2) only come to fix when the said problem has gotten so bad it’s emergency 3) I’ve had repairs done where the workers tracked dirt all over my apartment, left exposed exacto knife blades on the ground, and left grime and filth all over the walls. They ask if they can do work in your apartment without you being present, and when you tell them yes they still don’t come to help. I’ve written emails expressing concerns, but no one has responded so I thought I’d let others know to steer clear if possible. Sure, the building is in a good location and the Neighbor’s are mostly okay- but the free laundry services break a lot, the storage room has no lights, back door frequently breaks, and the buzzer intercom system has never worked since I’ve lived here. Living here out of necessity until we can purchase house. Just an FYI!
