Advertised exceptional soundproofing. We hear very footstep from above and they refuse to fix the problem. Thermal insulation is extremely poor with cold air coming in through the electrical outlets and baseboards. Windows freezing over in the winter. High heating bills. Overall quality not as originally represented. Beware!!

*BUYER BEWARE*I am Very unhappy with my experience of a broken window no longer covered in my new homeowner policy on a house I purchased with this contractor.I bought a new house with Montclair in may of 2012 and 20 some months after the purchase a huge crack appears on an inside window. Proper inspection reveals nothing hit or touched the window as its an INSIDE window.The APCHQ guarantees defective material up to one year and structural defects up to 4 years. Naturally the contractor points to this warranty as a shield and refers me to the sub contractor that did the installation and refuses to consider that perhaps there was a defect in the window and as a measure of goodwill consider paying for the window to be replaced or changed or at least fighting on my behalf with his subcontractor to get them to recognize that there was a defect in the window.A new window will cost me about $300.00 to repair/replace. I am concerned about other 'Thermal Breaks' that may happen down the road and I have also understood that I am not the only one that has had this issue in the past. Of other people have had this issue are all windows installed on Montclair properties of a sub par quality?Oh and trying to reach their customer service people was a pain, a voicemail system that offers very limited methods to contact someone with a general mailbox only and no replies to their website 'Contact us' form. I had to chase to get an answer from them.

If you are thinking of buying the Aura Sur Le Square Condos… Be aware! Check other Montclair’s condos in the area first.Main 2 issues with Montclair: Lacking quality and horrendous after sale service.For what you pay, you expect quality but you won’t get it. You are basically just getting the location, not much more.Here are some issues reported by neighbours within first year of possession: Alarms systems not properly installed in several units, water infiltrations in lockers, balcony glasses shattered, closet doors unaligned, bathroom ceilings peeling because it was not properly sealed, main door of a building shattered to pieces, shower floor not installed properly, equipment failing within first year, etc. Montclair does the bare minimum to meet standards and in some cases it is debatable.As soon as you sign a contract, you are no longer dealing with the “nice” salesperson, you will be redirected to one of the worst after sales teams we’ve ever had to deal with, starting with the Notary and goes all the way to the people you’ll need to deal with to get any issues fixed (Hendrik, Pierre, Nicolas). Most neighbours get annoyed and prefer to cover themselves any repairs instead of dealing with Montclair. Some go to RBQ to get traction.

Great experience! We moved into our townhouse in 2014, and are satisfied with the finished product. The after sales technician, Pierre, has been most helpful with all issues and provided us with valuable information and quick fixes within the 1 year warranty. Even after, he takes my calls when i have questions concerning issues with my house. As a first time owner, i understand that problems will arise, but you cannot always blame the builder for every issue, aka a window cracking due to natural causes. This would probably be something you have to deal DIRECTLY with the manufacturer in my opinion. All in all, great experience and would recommend their products.

I agree with the entire lot of negative reviews. After sale service is horrendous, and I strongly recommend that you DO NOT BUY ANYTHING IN THE AURA SQUARE. We bought the penthouse, with the guarantee that they would have a certain number of finishes and choices. once it was signed, they called us months later to make our choice of finishes and (surprise surprise) they had reduced the number of choices and changed all the finish options. They pressured us into choosing right away, not letting us leave until we signed. now, one month before the delivery of phase I, we are told the project will not have 4 phases, but only 2. this means that the costs for the pool and the ground maintenance for phase I and phase II will be doubled, since they will be split by half of the owners. Furthermore, owners of phase I will be surrounded by undeveloped land and dust for years, since they have not even started phase II, which was supposed to begin 6 months ago. They told us to sue them if we are not happy.

Not to be trusted . As soon you sign the purchase contract, few month after they ask you to sign new annex to add to main contract (colour selection, interior finishes and options) which is not to your benefits at all . They do not give you the option to do any personal selection.Montclair corporate benefits are more important then client satisfaction . Beware !!
