Waterford Apartments

I like the new refurbished apartments but the train is irritating if you live on the side facing it. So far i have noticed it doesn't run between 10pm and 5am. Location is good, 7 minute walk to the transitway, 3 minutes to the billings bridge mall. Management is nice and attentive. Be aware, you can't transfer your lease.Edit: As of March 2018, you can now transfer your lease! +1 star :)

I saw the building and it looked great! But once I decided to rent it and asked for more information, nobody called back. Call center is amazing, but they are separated from property management. And rental agents team never reaches out. I'm wondering, what's going on in this company.

Constant drilling or hammering nearly every weekday for 2 years starting in the morning and going till late afternoon. Several very bad floods in lower levels. Elevators and water are constantly shut down. No common room as advertised as this is being used to store appliances for upgraded suites, clearly management cares more about potential upgraded tenants then existing paying tenants. The building manager Lisa is dismissive and rude. The only thing going for this building is its location. Used to be very nice but since being chosen as a flagship" property by homstead it has been completely mismanaged and longterm tenants have been all but disgarded."

I love the location and, living on the top floor, the view of the river is fabulous! Billings Bridge is one of my favourite little shopping malls. The nearness of the train tracks is something I've always enjoyed.The staff are conscientious about cleaning and making sure things are working (Props to Martha, Kenny, and O.C.) There is unfortunately no rear entrance with a service elevator which puts a strain on regular elevator traffic when tenants are moving. Fire alarms have decreased recently though they used to be way to frequent.The apartments I've seen are nicely finished. The corridors have been recently renovated with new carpeting, wall coverings, and fresh paint for the doors. The windows are awful, difficult to open, nearly impossible to clean, and prone to frosting up in the winter; an upgrade would be welcome.

Water shutdown and fire drills every month, less then 48hours notice of entry, construction almost every morning at 8am, common room has been temporarily closed for almost a year or more and the fire alarm goes off pretty much every month. It goes off so often that I see less and less tenants even bother anymore. The elevaters often don't work after we can go back in and its not great having to go up 15 flights of stairs at 12:30am or 5am. I have lived here since 2014 and the only good thing about it is the location and staff.

I applied for 1 bedroom unit in this building. The caretaker (building manager) of the building is nice but the property management company Homestead is very unprofessional. There is no communication whatsoever after you make an application. It is very inconsiderate of them to not respond since we can not apply elsewhere until we find out about the outcome of our application. After several attempts of calling them and on the 8th day I had to go to the building and ask the caretaker what was happening with my application. He then found out that the unit was given to someone else. They didn't even care to let me know thus wasting my time.

I have been living here for almost 6 years. The building is kept clean, the wall between me and neighbors are sound-proof and Kenny in the office is wonderful.

As another reviewer mentioned, the water gets shut down maybe once a month and sometimes more than once a month or seems like it. On one occasion a tenant forgot to turn the tap off during such a shutdown and caused flooding to lower floors when the water was turned back on. The more often the water gets shut down the greater the chances it may reoccur. The only 2 elevators in the building are sometimes out of service (it doesn't happen a lot but enough so you notice - it happened a week ago). There appears to be a drainage problem in the parking garage which does not appear to be addressed so far. It has been like that for a year now. An attempt was made to wash the floor of the garage in the spring but water was accumulating at the lower levels of the garage. So, the garage has not been cleaned for over a year now. The drainage still is not fixed. Yesterday a large pipe split open in the garage that caused flooding to the lower level of the garage. A number of fire trucks responded and the 3 lower levels of the building had to be temporarily evacuated. The water had to be pumped out afterwards. A number of apartments on one side of the building in the lower levels had flooding several months ago forcing tenants to find lodging elsewhere. They are in the process of rebuilding and fixing those units now. The Commons room has been closed again. It started roughly when a number of apartments in the lower levels were flooded several months ago. The Commons room is sometimes used to hold materials and is closed off to tenant access during those times which can stretch for many month at a time.

I have been in this building over two years. The building used to be a good one; however, everything has changed under the new management. The elevator is always out of service, there is a water shutdown every month. Parking garage is under construction. Laundry machines are usually broken. Common room is often closed. I do not recommend to rent a place here.

Very well maintained building. Property Manager and Superintendents work hard and are very friendly. If you are lucky enough to get a view of the creek - and not the front of the building - it's such a peaceful view.
