Update:I almost updated my star rating since (as you can see from their reply) they no longer directly charge application fees. That's great! However, they are still attempting to require an application cancellation fee" of $150 if you withdraw your application. This seems to be meant as a deterrent for applicants who are not serious

Honestly this place is almost perfect for me…just a couple of things my roommate and I have to take into consideration the only thing that threw us off Is the fact that the place comes with no appliances and it’s kinda a big deal for us or it’s really going to set us back a little bit

We’ve bee in using Peartree for over a year now to help manage our properties. We have been very impressed by level of care and service they provide. The staff are always pleasure to work with, the communication is always transparent, and professional. The level of due diligence they conduct before recommending a tenant during turnovers is amazing. They also effectively use a modern Property Management service to record financials, service calls and tenant communications. As an owner, this makes is easy to keep track of the property details as time goes by. Highly recommend their service.

I received Mike's information (Peartree Group Property Management) from a real estate networking event. Since I am new to real estate investing, I had a lot of questions. I decided to call Mike and hope that he would be able to help me. When I called Mike, he was very helpful and took the time to answer all my questions. We were introduced to Peartree Property Management in 2017 at a Real Estate Investor's event in Ottawa. About a year later, my wife and I needed a company that could manage any emergencies while we travelled south for 3 months. Peartree Property Management did such a great job with that limited mandate, that we decided to extend their services to cover a few other properties that we had.

2 years of renting through Peartree and they have been great! They have taken care of the property and quickly responded to any issues that have come up. The lights were flickering, they got in an electrician and had Hydro Ottawa bring in a crew to disconnect for an hour while the breaker box was fixed. There was some water damage from a tornado so they took moisture measurements and replaced some drywall even though there wasn't any obvious damage. The walkway border was rotting and that got fixed without us even asking. I have no worries about the smoke detecters because they get checked 2 twice a year. Mike has been super responsive. Thanks!Update:My wife and I have been tenants of a Peartree managed property for 4 years and have been very happy with their service, and Mike in particular has been friendly and attentive. They have taken our calls, responded promptly, been proactive on maintenance issues and done all the reasonable things needed to keep the property in good shape.We had some initial confusion and contention on the lease agreement but that was ironed out and since everything has been as it should be. Over the years we have had issues with the fireplace, stove, fridge, dishwasher, and some minor flooding. In each case Peartree had competent trades people come and take care of the problem promptly, sometimes with repair, and other times with replacement as appropriate. They have been regular with fire alarm and carbon monoxide detector battery replacement.We would gladly rent a Peartree managed property again and have recommended Peartree for neighbours looking to rent their properties.

Mike, Ana and the Peartree Property Management Group are great at what they do, and improving their services every year. They enable me to focus on doing what I do best, which is to focus on long-term investments, while they effectively manage the day-to-day. They are professional, communicate opportunities or issues clearly, and seek our guidance or approval on situations that warrant our involvement. Seriously, if you're considering a property management firm, give these guys a chance, you won't regret it.

Worst place I’ve ever rented from, the unit had to have the temp to at least 25 degrees Celsius at all times or it was freezing. Even with that the floors were always extremely cold and this was even in the spring. There’s no insulation it seems like and my hydro bill was $650 and Quebec hydro told me that was really high. I’m still that off paying off after moving out. The dryers didn’t dry the clothes so I’d have to hang my clothes on my shower rod every time I did a wash. I was at 38 rue principale unit 2. If you plan to rent that specific unit youll know these issues before hand now that I’ve posted about it. I was there November to May and couldn’t wait to get out of there
