I am a tenant living in one of their managed property. Its been 3 months that i am asking them to fix the central vacuum. The maintenance staff, for 2 months kept dragging the issue by saying that their contractor will come this week or next week. Now from last 1 month, they have stopped replying to me. I had no other choice but to bring attention via writing this review.

Thanks for replying Mr. Randy, to be honest I do not have any problem with the stuff Maria and Anni they were amazing responding but my sister she was asking them a few questions to clarify a couple situations there after the tenant move in and actually they were always saying to her that she need to ask Randy. I hired Randy property management one year ago and actually it was a big challenge for me with them because they disorganize his company. They don’t have connection with each others and I see no respect from them as a client. They did not keep it up with my property, they never put the full amount at my account. It was always charging for the things I didn’t see it that was done but I’m sorry to say even they hold my three months rent before we determine a their contract and they said we hold three months to see what expense we have that was nothing Done or change there and I still don’t understand because it was not in their contract that they holding three months of the rent and they hold the last payment and they hold the last utilities payments on the deposit and for no reason they took too long to put it in our account I will be saying it was a big mistake for me and every time when I talk to someone they keep sending me to other persons if I talk to Maria she gonna say ask Edna if II ask talk to Edna she will say ask Randy and we go on the circles and you cannot reach anyone so that’s company. Even they are very behind to pay the bills even when the tenants already pay on time monthly but I had a very high risk to send my name to the collections because they didn’t pay the bill for over three months. That was a big problem to me as well, and they are just very slow to react when we ask them why this is happened they said we don’t know and they start to blame each other. and they never answer the phone and there is no company or office that we can reach them and go to them because they said it was closed on their English is very poor that’s it’s hardly to understand them It was a little bit challenging for anyone who wanted to go through it.

Hi, I want my mailbox key. It’s been weeks, almost a month and it’s affecting my daily life. AS A TENANT I HAVE LEGAL RIGHT TO ACCESS MY MAIL. I have contacted phone numbers, live chat, etc. from what I have experienced personally, you are very quick to contact me to harass me, and even spy on my every move with your 13 cameras which little to my knowledge has secret audio recording (found that out through a tenant). Example, Saturday March 4th, when you harassed over the phone while I’m at work ordering me to move a car that’s not mine. However, when it comes to your tenants needs, no one is anywhere to be found. This review is being left here for not only the company, but also for other reviewers to know that this is absolutely unprofessional. Step it up R&B properties!UPDATE: found out from your colleague, Fred, that maintenance has admitted to holding on to my keys. IS ILLEGAL TO WITHHOLD YOUR TENANTS KEYS! I do not pay rent here to be disrespected like this. AS YOUR TENANT, IT IS WITHIN MY RIGHT TO GAVE ACCESS TO MY MAIL! GIVE ME MY MAIL KEY NOW!!

property management is awful. i found cockroaches in one of r&b's properties and have been trying to get a hold of someone to assist in the matter for days with no response. they tried to transfer my call to a voicemail and now have been ignoring my calls.edit: thanks for the reply but my calls were absolutely ignored. i got someone on the first call, they transferred me to a voicemail. i would rather speak with a person so i called back multiple times and was ignored.i know you did not put the cockroaches in the unit, however, i know for a fact that you were aware of the issue well before my move in date and decided to not disclose this information as i have spoken to the other tenant in the building.

Save your time and avoid the hassle.Not punctual. Not upfront. Dishonest. Feels like a SCAM.When Randy showed me the listing he was onboard and very receptive. He said that he’s already communicated his team to send me the application as I was leaving and thanked him for his time. When I called them the next morning since I didn’t receive the application, they first said they’ve already sent it but then when I say I’ve not received it, they checked again and then completely flipped saying since your girlfriend is going to be back in town by 29th, we will not be sending you the application link which doesn’t make sense at all especially when the lease will be in my name. Even feels like a potential scam. I cannot make her pre pone her flight just so that I can receive a rent application. Wouldn’t send me the rent application because my girlfriend wouldn’t be able to meet them in person as she’s back home visiting parents. I offered a video call but they said we don’t do that which again isn’t logical. You wouldn’t want a landlord that’s not understanding and is not upfront to begin with to avoid any further hassles in the future.Firstly don’t waste potential client’s time and secondly don’t lie and be on time.

Awful experience with this company from the beggining to the end!Very very bad service, blocked clients phone, threaten clients . Randy, the manager said he doesn't obey the law,he can kick out the tenants anytime! Also to save your time Randy, you don't need to pretend to reply the tenants reviews , lie to the public to believe you try to solve the problems that you created and keep doing it.And I truly believe those good" reviews is paid by you.( there's 1 review also proved this). So guys

Stay at the Victorian House in Hamilton was fantastic! Home away from home with every amenity needed. Perfect location for shopping and dining. Beautiful outdoor space. Five stars!

R&B Property Management will not fix serious problems in your apartment (electrical) and will ignore your repeated attempts to contact them by phone, email, text, Messenger, etc. DO NOT RENT FROM THEM OR IN ANY BUILDING THEY ARE SUPPOSED TO MAINTAIN!!

Was in town for training, stayed for two weeks and came back for a third. Everything was as advertised and the host was great at responding to questions. Will stay again if in town.

This company hires cleaners takes advantage of them and NEVER pays them in full and will be reported to the better business bureau and labour board for not paying my wife for the work she did for him 11 hours in a unit 2 days split and he still wanted her to come back AFTER there's proof in texts messages RANDY agreeing for my wife to only clean str moving forward and went BACK on his word and asked my wife to go back again we also have a newborn and she said no He claims to have 17 other employees working. Why couldn't he have sent them?Randy just do the right thing.Stop wasting your time replying to reviews you are a scam artistEven the person you hired for payroll has said You once held a crews salary! Because you didn't get your way. And wanted to scam. Them I'm glad I got out one week in DONT TRUST THIS MAN!!! For nothing
