Worst high-rise builder in GTA!Mirabella project is terrible! Cheap material, super unprofessional construction and customer care on site..deficincies not getting complete after 6 months from occupancy.. the construction team just don't care...Never go to these scammers 0/10!

I know that all pre-con builders are notorious for getting worse every year in every respect, but I want to still lay out all the unexpected surprises that I've faced with Diamante's Mirabella development.1) The builder only gave us three weeks notice to close. Considering the high interest rates, and decreased eligibility to get approved, the builder had no consideration for their buyers. 3 weeks is not enough time to put together paper work and go through the approval process, have the bank send the instructions to the lawyer, and still give the lawyers enough time to create the paperwork, and call the buyers in to sign.2) The builder capped development charges at 10k, but charged an additional 10k for development charges that fall under another category. This is on top metering charges, which I understand are always on top of development charges. Even my lawyer said that in the past development charges were always under only one category, other than metering charges, correct me if my lawyer is wrong. Still, telling the end user your development charges are capped at 10k and be charges way over 25k, is not ethical. But of course, there is the fine print.3) The builder added amendments to some agreements to give the right to lease during occupancy. This is a few pages of legal paperwork. This incentive was given to buyers while purchasing the home, but still they are charging everyone, regardless of whether you have this incentive or not, the $1000 admin fee.More importantly, because of this legal document, I was given the impression that this is the contract that gives the buyers the permission to lease their unit during occupancy. The builder did not notify any buyers or any agents of the additional contract that needs to be completed, leaving my buyers and tenants in a very stressful situation where my client had leased their unit, and the tenants had moved in without the proper permission.**On a positive note, the builder is known for it's unique developments, and Mirabella is and always will have it's forever views and perfect location for a long term home to live in. Considering that other builders have come in the news for worse accusations, I give the builder and development 4 stars.

Can't give zero or negative ratings so a one will suffice. I'll continue to update this as we take occupancy of their development, Mirabella on Lakeshore. Bottom line is that this is not a premium development and these developers have mismanaged this project. For now, if anyone is considering this developer I'm in a position to offer a tour of their building. Hard hats required. I'll post photos as well.

Don't recommend.- Occupancy given in a shabby condition- Cheap quality HVAC unit. It makes the sound of a tractor when switched on and running.- Builder charges exorbitant development charges even after capping- Building still not complete - after 8 months of occupancy and 5 months of closing.- Amenities still not accessible- very high maintenance for a new building- Can go on and on....

One of the absolute worst developers in Toronto!! Run away in the opposite direction as fast as you can. Advertised condos are overpromised and under delivered. No updates on project as dates keep getting pushed and delays keep happening. Emails and phone calls go unanswered for years on end - and when they do answer, they give a standard non-answer. Diamante is home to negligent staff that lacks communication with not just clients but also amongst their own team - seems like no one at their office talks to one another and information doesn’t get circulated. Diamante takes no accountability whatsoever and they push to say a unit is ready to live in even when balconies are unfinished, blocked off and contractors are still rushing to finish off tasks from deficiencies list and the common area amenities. Unit delivered has uneven floorboards that dip 1” from one side of the room to the other, visibly misaligned floorboards, broken screws embedded in door frames that are painted over, crooked fridge & cabinet doors… just to name a few. When attempting to make contact to discuss with a human being, calls go directly to voicemail and are never returned.They make decisions for their clients that in the end just line their own pockets. If it were possible to give negative stars and just leave a review, I would. Horrible condo buying experience - Never again with Diamante. They are an exemplification of everything that is wrong with Toronto real estate development nowadays.

Horrible, they can't even live up to their own end of the agreement, it's in BLACK and White, on paper, and they still creating a run around
