Safe and convenient. Close to hospitals, TTC, Eataly, Yorkville, U of T.Love the tall ceilings makes it feel bigger. Lots of storage and good parking. The new management does a good job sending emails and stuff for when the elevators are booked for a move in. The way I see it, stuff happens in new construction and it’s better to get the issues fixed up, which they have been doing. No major complaints. You are at Yonge and bloor and not paying an arm and a leg, pretty good sized units. Maybe depends what side of the building you’re on but facing west the sun is nice at the end of the day and temps haven’t been too big a problem. The value is the location right? Can’t beat it.

I have been living here over 2 years.The only positive side is the location especially for students and young professionals who work at downtown and that's all.I am highly disappointed with this condo due to AC issue, Elevator issue, Hot water issue, Flooding....., etcIf you are the person who spend most of the time outside, this condo might not be bad choice otherwise I would go with other condo if I were you.

As a student at UofT, I gotta say that living at 75 St Nicholas St has been a really convenient choice. I've been in a studio here and I haven't had any issues with my AC during the summer. It's possible that some units might have that problem but not me.The best part is the location—it's right in the heart of Toronto, and it's surprisingly quiet as it is not facing the main road . I absolutely love it here!

DO NOT RENT HERE!!!!!!!!! I have been living here for around 20 months and both summers I have spent here the AC has been broken. The AC in the entire building was broken all of last summer, with my apartment getting up to 30+ degrees on a hot or sunny day. I basically had to move out and live with my boyfriend’s parents because I worked from home and it was dangerous sitting in the heat all day (STILL PAYING FULL RENT EVEN THOUGH IT WAS UNLIVABLE). This summer, it went down again, even after all the repairs last summer. Due to repair delays and more issues it looks like the AC in the building will be down for the entire summer yet again. There has been flooding and elevator issues as well.This building is listed as luxury" but it is a complete joke. I wouldn't stay in my unit even if it was free. I have hated my whole experience living here and cannot wait to move out and the end of the month."

Fabulous location, close to TTC, Yorkville, and Universities. Cute heritage homes and laneways to go explore in old Toronto. 24 hr concierge which is very attentive and cares about resident safety. I love that there is extra parking for visitors so you or a guest can always get a spot even if you do not own one. For a new building, what issues have occurred have been dealt with promptly, especially given COVID disruptions and labour shortages for workers. The building has three elevators so even if one needs repairs there are others available. Despite some issues, maintenance fees have remained very low, repair work is covered by the developers of the condo because it’s a newer building (under ten years). Pet friendly condo. Safe location for downtown Toronto.

*New management worst than before, at least previous manager Zack would respond to email, the new one is M.I.A., poor fellow.Most positive reviews are bias or useless - come on good location? Thats all you can say about this building? thats sad man.2023 Jun: No AC again, the management is fixing the riser, which they had technician opened the wall/ceiling, then come back dunno when, thanks to them debris/dust everywhere, well done!2022 May: AC not working again, 33 degrees indoor, yay! AC back when the weather got cold...Dont forget we had all elevators f up then walk all the stairs...2021: Enough word to say how their services are 'First' from last based on other tenants' reviews. This management is totally not accountable, go talk to real tenant then you know whats up!

Avoid this building! I’ve moved here for less than a month and already experienced two hot water disruptions and two heating disruptions. What’s even worse is the management cannot be reached! Called them 8 times during their regular hours and no one answered the phone. Called first service about heating emergencies and they couldn’t even reach the management! The reviews about heating and cooling systems are very true! I had to buy a portable heater because management couldn’t be reached! Please avoid this building:(

I used to work there as a concierge supervisor but got promoted to another position. The location is one of the best in T.O. because of high-quality restaurants, parks, and stores surrounding it within walking distance. Three grocery stores nearby and some restaurant-cafe that opens late at night. The residents there are all great and very respectful towards building policy. There are almost zero noise complaints or hostility, and the building is generally safe in terms of security. With that being said, yes, the complaints from the residents are real, and it isn't easy to live there as well as manage it.Contrary to what people said about my former Property Manager Zach, I believe out of all the property managers that worked there, Zach is the only one trying his best to resolve all these issues. He didn't create the problems; he just inherited them. If you have to deal with 300 emails/calls about the same issue (and sometimes they're unreasonable demands), it would be taxing on your body and mind, and everyone has a limit regardless of how much of a saint you are.The point of this post is that all the staff I know there are actively working on this problematic building and are losing a lot of sleep over it. I understand the frustration of the residents who paid a lot of money to live there and have to deal with these conditions (which is unfair to them). I just sincerely hope for a more positive outcome and for everyone to unite as a stronger community.

STAY AWAY FROM THIS BUILDING!! HVAC has been not working for more than 7 months, super hot in summer, and am suffering cold in December right now. Elevators always down and slow. There are just too many issues to live here.

Avoid this building. I have unfortunately lived here for seven years; the elevators have been broken, multiple floods and one winter without heating for a week. The worst of all? Air conditioning was down the summer of 2021 for four months. I lived in a temperature of 25-31 degrees, even with a portable air conditioner. Management were not helpful and there were long periods of time where work was not happening. I assume this is because the board doesn’t want to pay for work but as a tenant, it’s insanely frustrating.I do want to acknowledge the friendly concierge but otherwise living here was a negative experience. Ignore the five star reviews, these are from owners trying to rent out their units. Be warned.Update: Surprise! this 2022 summer also will have no air conditioning!Update: the elevators have been down for three days, I have been walking up 21 flights of stairs to go and come to workUpdate: summer of 2023 has no air conditioning as well for half the building, new renters be warned. Stay away. I’m now trapped by the golden hand cuffs of rent control.
